When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Obaid comprises spacious villas and modern residential buildings with large interior spaces that need complex ductwork to distribute cool air evenly. Dust and debris from open streets and intense heat speed up deposits on duct walls and filters, cutting airflow and raising energy use. Internal duct cleaning restores balanced performance across all rooms without shutting down the whole system.

Obaid lies in south Jeddah, a district of modern villas and residential buildings with large spaces and branching ductwork.

Most villas and buildings here have a central duct system distributed across two or three floors, with a single central thermostat.

The AC setup in Obaid

  1. 1

Central ductwork distributed across two floors

Large villas here typically have a main trunk that splits into branches to serve both the ground and first floors equally.

  2. 2

Centralised air handling unit (AHU) in a plant room

Most modern villas and buildings in Obaid house the central unit in a dedicated plant room or attic space, making maintenance and cleaning easier.

  3. 3

Multi-stage filters ahead of the ductwork

Modern systems here use advanced filters to cut dust before it enters the duct, and cleaning or replacing them is a key step.

Before the visit

Before our visit in Obaid

  1. 1

Identify the central unit and access points

Tell us where the central unit is (plant room or attic) and any maintenance access points before the visit.

  2. 2

Ensure work space is available for equipment

Make sure the plant room or technical space has enough room for our team and the heavy equipment we bring.

  3. 3

Tell us about system usage patterns

Let us know if the system runs all day or specific hours, as this affects accumulation speed and deposit type.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

How often should we clean the ducts each year?

It depends on usage intensity and the surrounding environment. In Obaid with heavy dust and intense heat, we recommend checking every six months at least to see if deposits are affecting flow.

Must we shut down the central system during cleaning?

No, our team cleans the ductwork section by section progressively, allowing partial operation and maintaining airflow to occupied areas.

Dust and humidity here are high, does that speed up deposits in the ducts?

Yes, dust from open roads and intense heat speed up deposit accumulation on duct walls and filters, especially in villas in the outer areas.

How do you get equipment into large villas and buildings?

We coordinate the location of the indoor unit and access points with you. Most modern villas in Obaid have ceiling spaces or technical areas that allow easy access to the main ductwork.
