When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Old Airport has medium-rise administrative buildings, small hotels and industrial warehouses, mostly with powerful central AC to cover large areas. These facilities see intensive AC use due to size and continuous daily operations, meaning faster dust and moisture buildup in ducts. Coastal humidity and road dust worsen the issue, especially in warehouses where goods may release additional particles.

Old Airport sits in central Jeddah, a mixed district of administrative, hotel and warehouse buildings.

Administrative and hotel buildings in Old Airport run powerful central AC with large-diameter ducts; intensive use demands cleaning every two to three years.

The AC setup in Old Airport

  1. 1

Single powerful central system for a whole building or large section

Administrative buildings and warehouses typically rely on one powerful distribution unit covering the whole building or most of it.

  2. 2

Large-diameter ducts for high-volume air distribution

Main ducts are large-diameter and branch to multiple zones, making access easier but requiring skilled cleaning.

  3. 3

    Return-air filtration systems

Hotels and warehouses often run advanced return-air systems, so return ducts and filters need separate inspection and cleaning.

Before the visit

Before our visit in Old Airport

  1. 1

Agree with management on a schedule fitting daily operations

Inform management of the cleaning date and expected duration, and choose the time that minimises disruption to staff or guests.

  2. 2

Ensure access to all duct sections

Large ducts may run through multiple building zones. Confirm all corridors, roofs and plant rooms are safe and clear.

  3. 3

Ask about warehouse contents if applicable

If there is a warehouse, ask about goods type and quantity to understand pollution sources and plan cleaning accordingly.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

The administrative building is large with daily heavy use, do ducts get dirtier faster?

Yes, intensive use increases air and particle movement in ducts, speeding buildup. We recommend cleaning every two to three years for large administrative buildings.

The warehouse holds goods, does this increase duct pollution?

Yes, some goods release dust or particles. We inspect both ducts and the warehouse to identify pollution sources, clean thoroughly and suggest ways to reduce particle entry.

The small hotel runs AC day and night, can you clean without shutting it down?

We coordinate with the hotel to clean ducts in successive sections or during low-occupancy hours, minimising impact on guest comfort.

The outdoor units are heavily stressed by intensive use, does this affect the ducts?

Stress on the outdoor unit may increase system-wide vibration and moisture. We inspect both units and ducts together and confirm all connections and insulation are sound.
