Commercial duct cleaning

Central AC duct cleaning in Taiba

In Taiba, north-east Jeddah, modern residential blocks and commercial complexes use advanced central AC systems, and humidity and dust accumulate rapidly in the ducts. We clean the ducts, coils and plenums to restore airflow and performance without halting service.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Taiba is a rapidly developing area with new residential and commercial blocks, and buildings here tend to have more complex, high-performance central AC systems. The coastal proximity increases air humidity, and dust from emerging streets and ongoing construction enters the ducts continuously. Combined humidity and dust accumulation causes mould growth in coils and plenums, affecting air quality and overall system performance.

Taiba sits in north-east Jeddah, a fast-growing area of new residential and commercial blocks close to the coast.

Most buildings here have modern central duct systems with advanced cooling coils, and filters and plenums are housed in insulated plant rooms on the roof or lower floor.

The AC setup in Taiba

  1. 1

Modern central duct with advanced coils

Modern Taiba buildings have central duct systems with advanced cooling coils and digital controls, requiring precise inspection and sensitive cleaning.

  2. 2

Zone plenums in the plant room

The plant room contains thermally insulated zone plenums for distributing air to multiple areas, prone to moisture accumulation and mould growth.

  3. 3

External air intake with advanced protective screens

The external intake has advanced protective screens and multi-stage filters, reducing dust entry but requiring regular inspection and cleaning.

Before the visit

Before our visit in Taiba

  1. 1

Get a system schematic from the management company

Ask the maintenance company or building management for a copy of the electrical and duct system schematic, as modern systems are complex and need clear understanding before the visit.

  2. 2

Confirm power availability and safety equipment

Check that the plant room has stable power and that the team can safely use precision camera inspection and suction equipment.

  3. 3

Reserve temporary workspace on roof or lower floor

Designate a safe work area for the team on the roof or near the plant room where they can stage equipment and extracted material during cleaning.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Coastal humidity causes mould in the ducts, how do you handle this?

We inspect coils and plenums carefully and remove mould using safe equipment, then dry the areas thoroughly with compressed air to maintain a clean surface.

Ongoing construction in Taiba increases dust, does this affect cleaning duration?

Yes, construction dust seeps into ducts faster, so we recommend more frequent cleaning (every year rather than two), and thorough cleaning takes longer to remove fine particles.

Do the modern central systems in Taiba require special cleaning standards?

Newer buildings here typically have advanced plenums and coils, and we use precision equipment and camera inspection to ensure each section is clean without damaging sensitive components.

How often should ducts be inspected and cleaned in Taiba due to dust and humidity?

We recommend quarterly checks of the main filter and intake screens, and annual deep cleaning to remove accumulated mould and dust.
