When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.
Ask on WhatsAppManaging commercial offices with persistent dust complaints
We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Sha'na has multi-storey apartment buildings erected in recent decades, most relying on unified central air systems serving multiple units. Ducts run horizontally and vertically through ceilings and internal columns, carrying heavy daily loads. Humid coastal air and salt deposit fine particles inside these sealed ducts, and dust and mould accumulate from lack of regular cleaning. This causes stale odours, poor indoor air quality and sometimes allergies and respiratory issues among residents. Deep cleaning and sanitising are essential to restore the system.
Sha'na is in East Jeddah, a residential area of relatively modern mid-to-high-rise apartment buildings.
Most Sha'na buildings have one central cooling system serving a group of units, with a complex network of vertical and horizontal ducts.
The AC setup in Sha'na
- 1
Complex duct networks in high-rises
Residential units in Sha'na high-rises connect to complex duct networks in ceilings and plant rooms, with multiple branches per flat.
- 2
Main ducts in plant rooms and roof
Main ducts are housed in central plant rooms (usually basement or roof) and distribute air vertically to each floor.
- 3
Secondary branches per unit
Each unit has secondary branches fed from the main network, terminating in vents across different rooms.
Before the visit
Before our visit in Sha'na
- 1
Contact building management before the visit
Inform management of the scheduled date so they unlock the plant room and allow the team safe access to main ducts.
- 2
Open all room vents
On cleaning day, open all vents in every room of your flat to ease inspection and cleaning from the outlets back through the ducts.
- 3
List any ventilation complaints
If any rooms have weak airflow or stale-smelling vents, note them and tell the team so they focus inspection on those spots.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
My flat is small, how long does duct cleaning take?
Time depends on duct length and accumulation depth. We inspect thoroughly first, then clean and sanitise. The team will detail the scope at the initial visit.
My flat is on the 50th floor, how do you reach the outdoor unit and ducts?
In high buildings, main ducts are in corridor ceilings and plant rooms, and we coordinate with management for safe access. Outdoor units are usually in a plant room or on the roof.
I have allergies and musty AC smells bother me, does cleaning help?
Yes, dust, mould and bacterial buildup cause odours and allergy triggers. Our cleaning and sanitising remove these sources completely.
Some vents in my flat have very weak airflow, is that normal?
Weak flow may indicate partial blockage in a branch duct or vent accumulation. Camera inspection pinpoints the issue and cleaning restores full flow.
