Hotel HVAC in Abhur Al Shamaliyah

In Abhur Al Shamaliyah, where coastal hotels and resorts line the shore, HVAC systems must give each guest room independent control and keep lobbies and corridors free of humidity. Alrabih designs systems that blend guest comfort, silent operation and maintenance timed to avoid disturbing occupied rooms.

When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.

What sets this district apart

Hotels and resorts on Abhur Al Shamaliyah's coast face distinct challenges: salt air and high humidity attack outdoor units and internal distribution, while guests expect instant temperature control without noise. The design here must ensure even airflow through long hotel corridors without food odours spreading from restaurants, and outdoor unit placement needs protection from salt corrosion.

Abhur Al Shamaliyah lies on Jeddah's eastern coast, a modern resort and hotel district with coastal tourist facilities.

Most coastal hotels here rely on central HVAC systems with unified duct distribution and separate thermostats in each guest room.

The AC setup in Abhur Al Shamaliyah

  1. 1

Central system with unified duct distribution

Hotels here rely on central units that distribute air through ducts hidden in ceilings and walls, with independent control in each guest room.

  2. 2

Outdoor units in rows on rooftops

Coastal hotels mount outdoor units in neat rows on building roofs, making maintenance access easier and protecting them from salt corrosion.

  3. 3

Smart temperature and humidity control systems

Modern hotels here install automated control systems that adjust temperature and humidity per room on guest request, with central monitoring by the hotel's operations team.

Agree on an entry gate and roof access that avoids guest areas, and designate where the team parks and stores equipment.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How do you handle high humidity in coastal hotel rooms?

We install specialist dehumidification units and clean evaporators regularly, with proper water drainage from central units to prevent mould formation in the ducts.

Can you service the hotel without disturbing guests?

Yes, we schedule maintenance outside peak hours using quiet equipment, and work on outdoor units and drain tanks at times agreed with the hotel management beforehand.

Does salt air on the coast damage the outdoor units, and how do you protect them?

Salt corrodes the aluminium and copper in outdoor units. We apply protective coatings and clean the outdoor units on a regular schedule to remove salt spray and sea mist.

How do you stop smells from the restaurants and kitchens spreading into the corridors?

We design the duct distribution with negative pressure in kitchens and restaurants, using high-efficiency filters and separate exhaust air away from the guest entrance.
