Hotel HVAC in Al Asaliyah

In Al Asaliyah, south Jeddah, mid-range and boutique hotels need AC that gives guests full temperature control from their room, whilst keeping lobbies and corridors free of humidity and odour. Alrabih designs independent split units per guest room with a coordinated central system for shared areas.

When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.

What sets this district apart

Most Al Asaliyah hotels are mid-sized with multi-level guest rooms on varied facades, meaning thermal load varies sharply between wings. Coastal humidity and strong summer sun demand high-capacity outdoor units with precise drainage, especially in corridors and enclosed areas. The design must allow silent maintenance during off-peak service hours without disturbing occupied rooms.

Al Asaliyah sits in south Jeddah, a district of mid-range hotels and mixed residential with limited seafront and dense building on tight plots.

Hotels here typically use individual split units per guest room with a shared central drainage system for common areas.

The AC setup in Al Asaliyah

  1. 1

    Independent split per guest room

Each guest room gets separate indoor and outdoor units, giving the guest full temperature control without interference from adjacent rooms.

  2. 2

Central cooling and dehumidification for shared areas

Corridors, lobbies and reception areas need separate units to control humidity and odour, distinct from the guest room network.

  3. 3

Outdoor units distributed across multiple façades

In multi-storey hotels with varied wings, spreading outdoor units across different façades improves performance and reduces load on any single wall.

Before the visit

Before our visit in Al Asaliyah

  1. 1

Agree maintenance times outside guest occupancy

Coordinate with hotel management on a maintenance schedule during early morning hours or between checkout and check-in.

  2. 2

Confirm safe access to all outdoor units

Roofs, balconies and façades holding outdoor units must be safe and accessible before the visit day.

  3. 3

Prepare a room map and list of faulty units

Send a list of room numbers with cooling complaints or drainage issues, so the team can prioritise high-impact areas.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How do you ensure guests can control temperature from their room?

Each room gets its own independent split unit with a dedicated thermostat, giving the guest full control over temperature and fan speed unaffected by neighbouring rooms.

Our lobbies and corridors feel humid, how do you address that?

We install separate cooling and dehumidification units in corridors and lobbies to remove coastal moisture, with precise drainage to prevent water pooling.

AC maintenance at night disturbs our guests, how do you work around this?

We schedule routine and deep maintenance during early morning service hours, use low-noise equipment, and prioritise unoccupied areas first.

Strong sun exposure on the hotel façade, does that cut cooling efficiency?

Yes, sun-facing façades significantly increase thermal load, so we design higher-capacity outdoor units and install external sun shades where needed to reduce heat before it enters the rooms.
