When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.
Ask on WhatsAppRunning an open hotel with ongoing guest complaints
We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

We come to you anywhere in Jeddah
From Al Shiraa and Al Yaqout in the north to Al Thaghr and Al Quraiyat in the south, with our base in Al Aziziyah.

What sets this district apart
Al Dahiyah is developing rapidly, with new modern hotels on very spacious plots and large gaps between buildings. This space allows complete flexibility in siting outdoor units and ducts, and the chance to design modular systems where rooms or floors can be added later without dismantling the existing setup. Modern buildings usually have pre-planned mechanical drawings, making installation and future maintenance straightforward.
Al Dahiyah lies in south Jeddah, a rapidly developing modern area with new hotels on spacious land.
New Al Dahiyah hotels use modern expandable central systems with ducts in sound-treated suspended ceilings.
The AC setup in Al Dahiyah
- 1
Modular scalable central system
One central unit oversized for current capacity, with ducts organised so new branches can be added for future rooms.
- 2
Sound-treated suspended ceilings
Main and branch ducts are routed through sound-treated suspended ceilings, reducing noise and allowing easy future maintenance.
- 3
Outdoor unit in isolated location
The spacious land allows the outdoor unit to be placed far from all buildings, streets and neighbours.
Before the visit

- 1
Complete and future architectural plans
Send current and any future expansion plans so we design a system that scales with them.
- 2
Identify ceiling plenums and mechanical passages
Ensure drawings show available ceiling plenums and mechanical passages for ducting and piping.
- 3
Select optimal outdoor-unit location
On the first visit, we survey the spacious land and choose an isolated location away from neighbouring buildings and streets.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
The hotel will add more rooms later, does the HVAC system scale up with it?
Yes, we design modular systems with a central unit oversized for current needs, with ducts that can expand to serve new rooms later.
The site is very spacious, where is best for the outdoor unit?
The spacious site gives us full freedom, so we place it far from facades, streets and neighbours, usually in a back yard or isolated corner.
The hotel is new, is the mechanical plan already prepared?
Often yes, modern buildings come with architectural drawings showing ceiling plenums and mechanical passages, making duct and pipe routing straightforward.
Al Dahiyah gets very hot in summer, does that affect system efficiency?
Yes, so we choose central units and condensers rated for high heat, and place the outdoor unit in shade if possible or with a canopy.
