When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Quzain is a southern district with small and medium hotels and relatively modern residential buildings in a humid coastal zone. Buildings are more spaced than central areas with better natural ventilation, but proximity to the sea and high humidity mean systems need strong filters and frequent maintenance to prevent mould and corrosion. Modern construction offers good building quality for duct and pipe runs.

Al Quzain sits in south Jeddah, a modern coastal zone with smaller hotels and residential buildings in a high-humidity environment.

Most smaller hotels here use a central system with separate ceiling cassettes per room, with enhanced water drainage to handle the humidity.

The AC setup in Al Quzain

  1. 1

Powerful central unit with distributed ductwork

Hotels here need central units with high capacity to handle heat and humidity together, with robust ducts branching to each floor.

  2. 2

Ceiling cassettes with enhanced drainage system

Each room has a ceiling cassette with its own drainage line, since the high humidity produces large quantities of condensation.

  3. 3

Outdoor units on roof with salt protection

Outdoor units sit on rooftops away from the shoreline, with corrosion-resistant coating and regular inspections to remove salt deposits.

Before the visit

Before our visit in Al Quzain

  1. 1

Tell us the hotel's distance from the sea and expected humidity levels

Before the visit, specify the hotel's distance from the sea and any data on previous humidity levels so we choose appropriate protective materials.

  2. 2

Ensure a safe rooftop location for outdoor units

Confirm the roof is safe, sturdy and clear of water leaks, and tell us of any previous issues with leaks or humidity in older systems.

  3. 3

Set maintenance frequency and condensation drainage needs

Agree on duct cleaning and outdoor-unit inspection frequency (typically every three to six months), and identify where condensation water can drain safely.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

Coastal humidity is very high, how do you protect systems from mould and corrosion?

We choose high-efficiency filters with antimicrobial media, and clean ducts and indoor units every six months to prevent moisture and mould buildup in drain lines.

Low humidity in rooms causes skin problems for guests, can humidity be controlled?

We can install humidity sensors in advanced systems to balance moisture content, but summer priority is removing excess humidity. Balance depends on hotel settings and season.

Nearness to the sea means salt in the air, does that corrode system metals?

Yes, sea salt accelerates corrosion. We use copper pipes with corrosion-resistant coating and regularly inspect and clean outdoor units to remove salt deposits.

Summer heat and humidity are both high, can the system handle both together?

We select central units with high cooling capacity and strong dehumidification, so rooms cool and dry simultaneously without excessive system strain.
