When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Sahifah is a mid-zone central Jeddah district mixing small residential blocks, shops, government offices and mid-sized hotels on relatively narrow streets and limited passages. Hotels here are smaller and older than northern and western counterparts, needing thoughtfully scaled HVAC systems fitting tight spaces and limited roof area for outdoor units. Proximity to wholesale markets and government offices drives repeat business travel, raising hotel demand. Moderate humidity and distance from the coast reduce salt and corrosion challenges.

Al Sahifah is in central Jeddah, a mixed-use zone blending residential, commercial and hotel uses on limited plots.

Most Al Sahifah hotels are mid-sized, using modest central systems or a mix of split and window units across rooms.

The AC setup in Al Sahifah

  1. 1

    Compact central system

Small hotels in Al Sahifah use compact central units installed in small plant rooms or narrow service corridors.

  2. 2

Mix of splits and window units per room

Some smaller hotels prefer mixing split units in some rooms with window units in others, reducing central installation costs in tight spaces.

  3. 3

Distributed outdoor units on walls and balconies

Because roof space is limited, outdoor units are mounted on protruding walls or small balconies, distributed across multiple locations.

Before the visit

Before our visit in Al Sahifah

  1. 1

Thoroughly survey the building and available spaces

Request the building's basic layout and identify potential plant room, roof, and protruding walls available for units and ductwork.

  2. 2

Coordinate with hotel management about possible disruption during installation

Discuss with management times for installation that minimise impact on operations and guests, possibly during low-demand periods or after hours.

  3. 3

Inspect aging electrical wiring and connections

Thorough inspection of aging wiring and main switches to assess available capacity, noting any small upgrades needed.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

The hotel is small with limited space, is a central system feasible?

Yes, we design carefully scaled central systems for tight spaces, with compact units installed in small plant rooms or service corridors, and ductwork adapted to the building's layout.

The roof is very small, where do you put the outdoor units?

We survey the site carefully and explore options: mounting part of the unit on a protruding wall or balcony if available, or splitting a large unit into smaller modules with a horizontal manifold. The solution depends on roof area and building constraints.

Narrow passages and tight roofs, does that increase maintenance costs?

Initial installation might take slightly longer due to tight access, but routine maintenance doesn't differ much. We recommend a straightforward annual maintenance contract covering inspection, cleaning and preventive work.

The hotel is in an older district, does aging wiring limit our options?

Older wiring may need careful inspection and possibly upgrades. We recommend a full assessment of main connections and switchgear before design, and modest upgrades if needed to ensure safety and stability.
