When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Sawari mixes mid-rise residential blocks with hotels of various grades, and many of the hotels here are mid-sized properties serving tourists and business travellers. Central HVAC systems in these hotels need careful balance between individual guest rooms, corridors and shared lobbies, especially in the humid coastal climate that raises the stakes. Maintenance must happen at times that do not disrupt guests, requiring tight coordination with hotel management.

Al Sawari is in north Jeddah, a mixed architectural zone blending hotels, residential and retail on relatively wide streets.

Most hotels in Al Sawari use central HVAC systems with dedicated air-handling units for individual rooms or small groups.

The AC setup in Al Sawari

  1. 1

Central system with per-room air-handling units

Hotels in Al Sawari benefit from large central cooling plants, with separate air-handling units in each room to allow independent temperature control.

  2. 2

Separate branch for corridors and common areas

A dedicated branch from the central system ventilates corridors, lobbies and dining areas at different standards from guest rooms, with extra filtration for odour control.

  3. 3

Condensers on the roof or rear courtyard

Hotel condensers are typically roof or rear-courtyard mounted to keep noise away from guest rooms and maximise airflow.

Before the visit

Before our visit in Al Sawari

  1. 1

Get the building layout and current system plans

Ask the hotel for a copy of the building layout and any existing system documentation, so we understand room distribution, corridors and service areas before the site visit.

  2. 2

Coordinate with the hotel manager on visit timing

Arrange a time with the hotel manager or building engineer to inspect outdoor and indoor equipment without disrupting daily hotel operations.

  3. 3

Confirm access to the roof and service areas

Check that our team can safely access the roof and service areas where the condensers and main distribution piping are located before the visit day.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How do you ensure each guest can control their room temperature independently?

We install separate air-handling units for each room or a small cluster, with temperature-control dampers linked to each room's thermostat. This lets the guest adjust their temperature without affecting neighbouring rooms.

Corridors and lobbies need their own ventilation, what is your approach?

We run a separate branch from the central system for corridors and lobbies, with strong filtration to manage humidity and odour, and balanced air distribution that stops smells from kitchens or service areas leaking through.

Coastal humidity and salt air damage HVAC equipment, how do you protect it?

We specify corrosion-resistant materials and equipment for outdoor-exposed components, and recommend regular maintenance including condenser and filter cleaning to reduce salt and humidity damage.

When can maintenance happen without disturbing guests?

We coordinate with hotel management to schedule routine maintenance during off-peak hours, typically early morning or between shifts. For emergency repairs, we work quickly when noise matters least.
