When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.

What sets this district apart

Al Waziriyah is a rapidly developing area with hotels going up at pace, some built quickly without optimal AC design. Intense summer heat and humidity demand a powerful and efficient system, and guests expect comfort from the moment they enter. Regular maintenance is essential in these newer areas, but must be done discreetly and without disturbance, especially when the hotel is full.

Al Waziriyah sits in South Jeddah and is a zone of recent residential and hotel growth with relatively newer buildings.

Most new hotels here use modern centralised AC, but some need upgrading in individual room control capability.

The AC setup in Al Waziriyah

  1. 1

    Modern centralised AC with automation

Modern hotels in Al Waziriyah benefit from smart control systems that balance energy and comfort, letting each room adjust its temperature.

  2. 2

Rooftop outdoor units with heat rejection

Outdoor units sit on the roof with efficient heat rejection, essential because the intense heat significantly increases cooling demand.

  3. 3

Smart ventilation system for corridors and common areas

Common areas need independent ventilation with controlled humidity, operating flexibly based on occupancy levels.

Before the visit

Before our visit in Al Waziriyah

  1. 1

    Provide expected guest occupancy figures

Tell us the typical and peak guest numbers so we can size the cooling capacity correctly.

  2. 2

Identify system access points and ceiling height

Tell us about drop ceilings and available space for ducting so we can plan installation efficiently.

  3. 3

Agree on a preventive maintenance schedule with management

Discuss with management a monthly or seasonal maintenance schedule that avoids peak guest periods.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How do you handle the intense summer heat in Al Waziriyah?

We select cooling units with high capacity and efficiency to handle the peak load, with smart controls that adjust energy use according to demand.

The hotel is new but was not built with central AC from the start, can you install a system now?

Yes, we can assess the hotel's needs and design a system to fit the existing structure, though minor modifications to corridors or ceilings may be needed to run the ducting.

Can you upgrade an older system without closing the hotel?

Yes, we work in phases to minimise disruption, servicing parts of the system while others keep running, but this requires careful coordination with management.

What is the difference between preventive maintenance and emergency repair, and which saves money for the hotel?

Preventive maintenance inspects the system regularly and stops failures before they happen, while emergency repair comes after AC breakdown. Preventive maintenance is cheaper long-term and protects guest satisfaction and the hotel's reputation.
