When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Mushrifah is a relatively modern residential and commercial district with mid-sized hotels in mixed-use buildings, regular streets and reasonable building spacing. This calls for AC flexibility that balances individual control with overall efficiency, especially in lobbies and corridors where guest and staff traffic is heavy.

Mushrifah sits in central Jeddah, a district of modern hotels and residential buildings with mixed uses and regular street layout.

Most Mushrifah hotels use central cooling units with adjustable ductwork and room-level thermostats.

The AC setup in Mushrifah

  1. 1

    Central system with adjustable ducts

Mushrifah hotels run one or two central cooling units with ducts that can be tuned to control air distribution.

  2. 2

    Individual thermostats per room

Each hotel room has its own thermostat connected to a central control that tracks cooling demand across all rooms.

  3. 3

Independent system for public areas and corridors

Corridors, lobbies and reception areas get independent ventilation that maintains comfort regardless of room demand fluctuations.

Before the visit

Before our visit in Mushrifah

  1. 1

    Provide the hotel's architectural plan

Give us the floor plan showing room locations, public areas and corridors so we can assess the distribution system.

  2. 2

Identify outdoor unit and main duct locations

Tell us where outdoor units can go and what space is available for main duct runs, especially across corridors and roofs.

  3. 3

Agree on visit and installation dates

Book survey, design and installation dates with management, ideally before the busy booking season starts.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How is individual room control set up practically in a hotel?

We install individual thermostats in each room connected to a central control system, so guests set their preferred temperature independently without affecting other rooms.

Mushrifah has regular streets, does that simplify outdoor unit connections and ductwork?

Yes, buildings are reasonably spaced with orderly outdoor areas, making unit installation and duct routing straightforward without excessive congestion.

The public areas are busy, how do you manage humidity and odours there?

We design separate ventilation for corridors and lobbies with humidity sensors and effective drainage to keep the air fresh even during busy periods.

How do you ensure maintenance does not disturb staying guests?

We schedule maintenance with the hotel outside peak hours or on closed floors, using relatively quiet equipment.
