Who needs an operation and maintenance contract?

  1. 1

A facility without an in-house team

Hotels, factories and government buildings need someone daily to start chillers, watch pumps and log readings. Without a specialist team, a small fault grows before anyone notices.

  2. 2

    A facility with repeated breakdowns

Repeated breakdowns usually point to missed preventive work: a blocked filter, a compressor running under load, a worn pulley in an AHU. A contract catches these causes before they become full failures.

  3. 3

A government or hotel project that requires records

Some government and hotel clients require operating logs and regular maintenance reports. We produce these on schedule and keep them available whenever you need them.

Who it's for

  • Managing a hotel where the HVAC plant runs all day

We handle daily operation of chillers, AHUs and pumps, and produce the reading logs and reports your hotel management requires.

  • Running a factory where an HVAC stoppage halts production

We carry out preventive maintenance on compressors, coils and valves on schedule so your production line is not stopped in Jeddah's summer, and we repair any fault as soon as it appears.

How we work

How we work

  1. 1

    Site survey and plant assessment

We visit the facility and record all HVAC equipment, assessing the condition of each unit before signing, because the scope depends on what the survey finds.

  2. 2

    Agree scope and schedule

We set the preventive maintenance schedule with you, define the daily operating tasks and each party's responsibilities, and agree the format and frequency of reports.

  3. 3

    Start operations and preventive work

Our team handles daily operation and carries out preventive work on schedule: cleaning coils, inspecting compressors, testing valves and manifolds, and logging readings each round.

  4. 4

    Regular reports and ongoing follow-up

We send periodic reports covering work completed, observations and any parts replaced, so facility management stays fully informed about the plant's condition.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Madain Al Fahd is an area of modern urban growth, with mid-rise residential towers, office blocks and commercial complexes, each fitted with newer AC systems that are less complex than downtown ones. This means maintenance focuses on chilled-water pumps, distribution fans, filters and basic thermostats, with repeated preventive steps to avoid summer peak failures. These newer buildings also have better access and more stable electrical systems.

Madain Al Fahd lies in southern Jeddah, a modern growth area with residential towers and office buildings featuring moderately complex centralised HVAC systems.

Most buildings here have simple chilled-water pumps and multi-zone air distribution, requiring inspection every one to two months.

The AC setup in Madain Al Fahd

  1. 1

Simple chilled-water systems for mid-rise blocks

Most towers here use a simple cooling loop with one pump and a central compressor, without the complex branching found in large hotel towers.

  2. 2

    Multi-zone air distribution units

Each building has air distribution units on roofs or in basements, with floor zones having separate heat controls.

  3. 3

    Basic thermostats distributed across floors

The system uses standard thermostats rather than advanced smart controls, making maintenance more straightforward.

Before the visit

Before our visit in Madain Al Fahd

  1. 1

Get a diagram of air-unit and compressor locations

Make sure you have a clear map showing where the air-distribution units and central compressor are, whether on the roof or in the basement.

  2. 2

Confirm safe access to roofs and basements

Check that our team can safely reach the roof and basement room, and tell us of any access restrictions or special safety requirements.

  3. 3

    Provide past utility consumption readings

Send us past months' electricity and water readings so we can compare against normal consumption and spot any anomalies.

FAQ

Questions about Operation & maintenance contracts

Do you handle plant operation as well as maintenance?

We cover both. Our team operates the plant daily: monitoring circuit pressures, water temperatures and flow rates, logging control-panel readings, and adjusting settings to match the load. Alongside daily operation, the contract includes preventive and corrective maintenance, with regular reports submitted to facility management.

What is the difference between preventive and corrective maintenance in your contract?

Preventive maintenance means inspecting components while they are still running: cleaning AHU coils, checking pump belts and fan bearings, verifying copper-pipe connections, and testing condenser and evaporator performance. Corrective maintenance starts when an actual fault is found, such as a tripping breaker, a degraded capacitor or a circuit leak, and the goal is to restore full plant performance.

Can you work on different brands of equipment in the same facility?

Yes. Many facilities combine equipment from several manufacturers on a single network. Our team works with Carrier, YORK, General, Midea, Gree and Smart Gold equipment within one unified operating system. When a contract covers multi-brand equipment, the initial site survey sets the specific procedures for each unit.

What happens when a worn part is found during a preventive maintenance round?

The technician records the finding in the inspection log and notifies the facility supervisor immediately. The extent of the damage and its effect on the rest of the plant is assessed, then the part is replaced or repaired under corrective maintenance before the fault develops and disrupts operation. The full incident is entered in the visit report.

What happens when a worn part is found during a preventive maintenance round?

We record the finding immediately in the round log and inform facility management of the part and the cause of the wear. After approval we replace the part and record it in the maintenance report. The final decision stays with you, and identifying the right part depends on the unit specifications noted in the survey.

Does the contract include spare parts or do we pay for them separately?

It depends on the contract type. We recommend a comprehensive one that includes basic parts, oils and filters, whilst expensive components are discussed case by case.

How often per year should compressors and heat exchangers have a full inspection?

We recommend at least two full inspections per year, with an extra pre-summer check to confirm system readiness.

Heat and humidity are high here, do they affect heat-exchanger and copper-pipe performance?

Yes, heat reduces exchanger efficiency and humidity accelerates corrosion in copper piping and fittings, so we focus on cleaning exchangers and inspecting pipes at each maintenance cycle.

Do you have an alert system for leaks in the chilled-water pipes?

We inspect pipes and fittings visually on each visit, and we recommend fitting simple leak sensors in critical areas if you want extra monitoring.
