Who needs an operation and maintenance contract?

  1. 1

A facility without an in-house team

Hotels, factories and government buildings need someone daily to start chillers, watch pumps and log readings. Without a specialist team, a small fault grows before anyone notices.

  2. 2

    A facility with repeated breakdowns

Repeated breakdowns usually point to missed preventive work: a blocked filter, a compressor running under load, a worn pulley in an AHU. A contract catches these causes before they become full failures.

  3. 3

A government or hotel project that requires records

Some government and hotel clients require operating logs and regular maintenance reports. We produce these on schedule and keep them available whenever you need them.

Who it's for

  • Managing a hotel where the HVAC plant runs all day

We handle daily operation of chillers, AHUs and pumps, and produce the reading logs and reports your hotel management requires.

  • Running a factory where an HVAC stoppage halts production

We carry out preventive maintenance on compressors, coils and valves on schedule so your production line is not stopped in Jeddah's summer, and we repair any fault as soon as it appears.

How we work

How we work

  1. 1

    Site survey and plant assessment

We visit the facility and record all HVAC equipment, assessing the condition of each unit before signing, because the scope depends on what the survey finds.

  2. 2

    Agree scope and schedule

We set the preventive maintenance schedule with you, define the daily operating tasks and each party's responsibilities, and agree the format and frequency of reports.

  3. 3

    Start operations and preventive work

Our team handles daily operation and carries out preventive work on schedule: cleaning coils, inspecting compressors, testing valves and manifolds, and logging readings each round.

  4. 4

    Regular reports and ongoing follow-up

We send periodic reports covering work completed, observations and any parts replaced, so facility management stays fully informed about the plant's condition.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Quba's buildings are relatively new in a developing eastern district, mixing villas, residential complexes and scattered commercial centres and offices. The landscape here blends open plots with clustered buildings, and many properties need powerful central AC systems to cover large or multi-use spaces. A comprehensive contract ensures your plant runs efficiently in the eastern district's intense heat and exposure to desert dust.

Quba sits east of Jeddah, a developing district with new villas, residential complexes, commercial centres and offices.

Most new towers and residential complexes in Quba use central chilled-water systems with dedicated circulation pumps.

The AC setup in Quba

  1. 1

Powerful central plants with large chilled-water coils

Large residential complexes in Quba need substantial chilled-water coils to serve hundreds of units and common areas.

  2. 2

High-capacity circulation pumps with extensive piping networks

Distributing chilled water across vast areas requires powerful pumps and complex branched piping networks reaching every section.

  3. 3

Large cooling towers or massive outdoor condensers

Large projects may use cooling towers on roofs or massive outdoor condensers to cool large volumes of circulating water.

Before the visit

Before our visit in Quba

  1. 1

Provide a copy of the full system schematic

For large Quba complexes, prepare complete engineering drawings showing all coils, pumps, piping and critical points.

  2. 2

Brief us on access points and safety hazards

In large complexes, identify where the main and subsidiary plant rooms are, and any safety hazards or access obstacles.

  3. 3

    Prioritise intensive summer maintenance schedule

In Quba, summer is severe and dust heavy, so coordinate with us on an intensive maintenance schedule that may be weekly or fortnightly in hot months.

FAQ

Questions about Operation & maintenance contracts

Do you handle plant operation as well as maintenance?

We cover both. Our team operates the plant daily: monitoring circuit pressures, water temperatures and flow rates, logging control-panel readings, and adjusting settings to match the load. Alongside daily operation, the contract includes preventive and corrective maintenance, with regular reports submitted to facility management.

What is the difference between preventive and corrective maintenance in your contract?

Preventive maintenance means inspecting components while they are still running: cleaning AHU coils, checking pump belts and fan bearings, verifying copper-pipe connections, and testing condenser and evaporator performance. Corrective maintenance starts when an actual fault is found, such as a tripping breaker, a degraded capacitor or a circuit leak, and the goal is to restore full plant performance.

Can you work on different brands of equipment in the same facility?

Yes. Many facilities combine equipment from several manufacturers on a single network. Our team works with Carrier, YORK, General, Midea, Gree and Smart Gold equipment within one unified operating system. When a contract covers multi-brand equipment, the initial site survey sets the specific procedures for each unit.

What happens when a worn part is found during a preventive maintenance round?

The technician records the finding in the inspection log and notifies the facility supervisor immediately. The extent of the damage and its effect on the rest of the plant is assessed, then the part is replaced or repaired under corrective maintenance before the fault develops and disrupts operation. The full incident is entered in the visit report.

What happens when a worn part is found during a preventive maintenance round?

We record the finding immediately in the round log and inform facility management of the part and the cause of the wear. After approval we replace the part and record it in the maintenance report. The final decision stays with you, and identifying the right part depends on the unit specifications noted in the survey.

Quba has huge new residential complexes, can you maintain an entire compound?

Yes, we contract on full residential compound maintenance with comprehensive agreements covering all central and shared systems. We assign a dedicated team that stations at the site or visits daily.

The eastern Quba area is extremely hot with heavy desert dust, how do you protect the system?

We focus on intensive regular cleaning of condensers, coils and filters. In summer, we may recommend weekly or fortnightly condenser cleaning to prevent dust clogging.

Quba's commercial projects run 24/7, do you support round-the-clock operation?

Yes, we provide extended coverage for 24/7 operations. We agree on day or night maintenance schedules according to your needs, with a team on standby for emergencies.

How do you monitor system performance remotely in large complexes?

In modern systems with smart sensors, we monitor readings remotely and alert to faults before they happen. We give you weekly performance reports.
