When you need a villa HVAC specialist

  1. 1

    A new villa before finishing

The finishing stage is the right time to plan the cooling before walls and ceilings close. We decide the system type for each floor and the pipe routes, saving you from cutting and drilling later.

  2. 2

A large majlis that never feels cool

Large sitting rooms need a different approach from ordinary rooms. Ceiling height, number of openings and sun direction in Jeddah all affect the choice, and the site survey is what decides the right solution.

  3. 3

    Old noisy units disturbing sleep

AC noise in a bedroom breaks sleep and wears on the family. Choosing the right system and placing it correctly gives the room the cooling it needs without sound that disturbs you or the people sleeping near you.

Who it's for

  • Living in a villa and replacing old systems

We study what is already in your villa floor by floor and propose systems that fix noise and uneven cooling without unnecessary cutting through finished walls.

How we work

How we work

  1. 1

    Full villa survey

Our team visits every floor, studying sun exposure, ceiling heights, room count and how each space is used, before we suggest any system.

  2. 2

A cooling plan floor by floor

We produce a plan that names the system type for each zone, the indoor and outdoor unit positions, and how the work fits around any finishing trades already on site.

  3. 3

    Installation and pipe runs

We install the agreed systems floor by floor, run insulated copper and drain lines, vacuum each line before start-up, and confirm that units near bedrooms run quietly.

  4. 4

    Handover and maintenance contract

We start every unit with you present and check cooling in each room, then offer a preventive and corrective maintenance contract to keep the whole system performing through the summer.

What sets this district apart

Al Furusiyah is a modern upmarket district with spacious villas and comparatively larger gardens, offering considerable freedom in choosing the cooling system and outdoor unit placement. Buildings here typically span three or more floors with expansive open spaces, meaning poor distribution planning can lead to high energy consumption or significant temperature variations.

Al Furusiyah lies in eastern Jeddah and is a district of spacious modern villas with large gardens.

Al Furusiyah villas often use compact central systems or four-head or larger splits to cover three storeys and expansive spaces.

The AC setup in Al Furusiyah

  1. 1

Compact central system for spacious three-storey villas

Large Furusiyah villas benefit from a compact central system that distributes cooling evenly across three storeys without needing multiple outdoor units.

  2. 2

Four-head or five-head split for very large spaces

Villas with very large majlis, multiple bedrooms and expansive shared spaces need extra heads to avoid cold or warm spots.

  3. 3

Multiple outdoor units distributed across garden

Large gardens allow multiple outdoor units at different locations, improving pressure balance and overall efficiency.

Before the visit

  3. 3

    Verify total electrical capacity

Confirm with your utility provider that you have adequate electrical capacity (amperes) to run the AC system alongside other household loads.

FAQ

Questions about Villa & home HVAC

Should I use central AC or a split for each room?

There is no single answer that suits every villa. One floor with rooms close together may suit a concealed central system, while separate floors or spread-out rooms often work better with individual splits. The site survey is what decides the right fit for your space and how you use it.

How do you keep the facade tidy with outdoor units on it?

At the survey we look at every option: the roof, the back or side of the building, and ventilation shafts. We choose a spot that gives the unit enough air and is easy to reach for servicing, without putting outdoor units on the main front or creating noise in the street.

How do Jeddah's dust, humidity and salty sea air affect a home system?

Humid, salty air affects heat exchangers and exposed outdoor units over time, and dust blocks filters faster than in dry climates. We take this into account when placing outdoor units away from direct sea winds, and a preventive maintenance contract catches that build-up before it hurts performance.

Do you handle both installation and maintenance for the whole villa?

Yes, we handle design and installation and then offer a preventive and corrective maintenance contract covering every system in the villa. Having one contractor who knows what was installed makes any later servicing or repair faster and more accurate, and you never have to explain each unit's history to someone new.

How do you decide between a concealed unit and a visible split for a room?

The decision depends on ceiling height, the type of finish and the building stage. A room with a high ceiling and generous floor area may accept a concealed cassette, while a small room with a low ceiling or a fully finished space often suits a visible split. Where the outlet sits also affects how air reaches every corner, and the site survey is what settles the choice.

My villa has three storeys and a large garden; is a central system better than multiple splits?

Each has benefits: central systems balance distribution better but need long copper runs, multi-splits install more easily but may require multiple outdoor units. We inspect the villa and recommend the best fit.

My garden is large; can I landscape around outdoor units with plants or screens?

Yes, you can plant shrubs or add screens, but leave at least 80 cm clearance on all sides of the unit for air circulation and drainage, avoiding any obstruction of air intake.

My ground and third floors have very different cooling needs; how do I handle them?

We install a separate thermostat per floor or floor group, letting you control temperature independently. If the difference is very large, we may split the system into two outdoor units.

I want outdoor units hidden from the street view; is this possible?

Yes, Al Furusiyah's large gardens allow us to place units in rear gardens, behind fences or beside utility rooms, provided adequate air and drainage clearance remains.
