When you need a villa HVAC specialist

  1. 1

    A new villa before finishing

The finishing stage is the right time to plan the cooling before walls and ceilings close. We decide the system type for each floor and the pipe routes, saving you from cutting and drilling later.

  2. 2

A large majlis that never feels cool

Large sitting rooms need a different approach from ordinary rooms. Ceiling height, number of openings and sun direction in Jeddah all affect the choice, and the site survey is what decides the right solution.

  3. 3

    Old noisy units disturbing sleep

AC noise in a bedroom breaks sleep and wears on the family. Choosing the right system and placing it correctly gives the room the cooling it needs without sound that disturbs you or the people sleeping near you.

Who it's for

  • Living in a villa and replacing old systems

We study what is already in your villa floor by floor and propose systems that fix noise and uneven cooling without unnecessary cutting through finished walls.

How we work

How we work

  1. 1

    Full villa survey

Our team visits every floor, studying sun exposure, ceiling heights, room count and how each space is used, before we suggest any system.

  2. 2

A cooling plan floor by floor

We produce a plan that names the system type for each zone, the indoor and outdoor unit positions, and how the work fits around any finishing trades already on site.

  3. 3

    Installation and pipe runs

We install the agreed systems floor by floor, run insulated copper and drain lines, vacuum each line before start-up, and confirm that units near bedrooms run quietly.

  4. 4

    Handover and maintenance contract

We start every unit with you present and check cooling in each room, then offer a preventive and corrective maintenance contract to keep the whole system performing through the summer.

  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.

What sets this district apart

Al Hindawiyah is part of historic Jeddah's old town, with tightly packed old residential buildings on very small plots. Many of these old villas and homes were built decades ago without central AC in mind, and foundations and ceilings are too narrow for large air ducts. Instead, we choose separate split units for each room or room group, or keep and service existing window units. Buildings here may need electrical upgrades if you add new units.

Al Hindawiyah is in historic downtown Jeddah, an old residential quarter with tightly packed narrow buildings and tight streets.

Old villas and homes here rely mainly on separate split units or window units, because the old buildings do not allow central ductwork.

The AC setup in Al Hindawiyah

  1. 1

Separate split units per room or room group

Old homes here rely on distributed split units across storeys and main rooms instead of a central system.

  2. 2

Window units preserved from earlier times

Some old homes still have original window units from earlier decades, and we service and maintain them rather than full replacement.

  3. 3

Short copper runs due to space constraints

Outdoor units sit very close to indoor ones due to building constraints, so copper lines are short and need salt-air protection.

Before the visit

Before our visit in Al Hindawiyah

  1. 1

Tell us the likely outdoor unit location

Identify with us where the outdoor unit could mount (exterior wall, small balcony, roof) and confirm it can be fixed without removing obstacles.

  2. 2

    Check the current electrical wiring

Tell us where the main breaker is and its current rating so we know if wiring upgrade is needed.

  3. 3

Coordinate with neighbours if unit mounts on shared wall

If the outdoor unit will mount on a wall between you and a neighbour, tell them beforehand to avoid disputes or legal issues.

FAQ

Questions about Villa & home HVAC

Should I use central AC or a split for each room?

There is no single answer that suits every villa. One floor with rooms close together may suit a concealed central system, while separate floors or spread-out rooms often work better with individual splits. The site survey is what decides the right fit for your space and how you use it.

How do you keep the facade tidy with outdoor units on it?

At the survey we look at every option: the roof, the back or side of the building, and ventilation shafts. We choose a spot that gives the unit enough air and is easy to reach for servicing, without putting outdoor units on the main front or creating noise in the street.

How do Jeddah's dust, humidity and salty sea air affect a home system?

Humid, salty air affects heat exchangers and exposed outdoor units over time, and dust blocks filters faster than in dry climates. We take this into account when placing outdoor units away from direct sea winds, and a preventive maintenance contract catches that build-up before it hurts performance.

Do you handle both installation and maintenance for the whole villa?

Yes, we handle design and installation and then offer a preventive and corrective maintenance contract covering every system in the villa. Having one contractor who knows what was installed makes any later servicing or repair faster and more accurate, and you never have to explain each unit's history to someone new.

How do you decide between a concealed unit and a visible split for a room?

The decision depends on ceiling height, the type of finish and the building stage. A room with a high ceiling and generous floor area may accept a concealed cassette, while a small room with a low ceiling or a fully finished space often suits a visible split. Where the outlet sits also affects how air reaches every corner, and the site survey is what settles the choice.

My home is very old in Al Hindawiyah, can I install central AC?

Usually not, because old homes here are too cramped for large ducting. The best solution is separate split units for each floor or room.

The street outside my home is extremely narrow, how do you mount the outdoor unit?

We mount outdoor units on available narrow walls or small balconies, and may need to remove an old barrier or window temporarily to run the lines.

Humidity is very high in old Jeddah, does it affect the units?

Yes, coastal humidity and salt increase corrosion, so we recommend regular servicing and frequent condenser cleaning to extend unit life.

The building's electrics are weak, can I add new units?

You may need to upgrade the electrical connection first, and we assess the current wiring to advise if an upgrade is needed.
