When you need a villa HVAC specialist

  1. 1

    A new villa before finishing

The finishing stage is the right time to plan the cooling before walls and ceilings close. We decide the system type for each floor and the pipe routes, saving you from cutting and drilling later.

  2. 2

A large majlis that never feels cool

Large sitting rooms need a different approach from ordinary rooms. Ceiling height, number of openings and sun direction in Jeddah all affect the choice, and the site survey is what decides the right solution.

  3. 3

    Old noisy units disturbing sleep

AC noise in a bedroom breaks sleep and wears on the family. Choosing the right system and placing it correctly gives the room the cooling it needs without sound that disturbs you or the people sleeping near you.

Who it's for

  • Living in a villa and replacing old systems

We study what is already in your villa floor by floor and propose systems that fix noise and uneven cooling without unnecessary cutting through finished walls.

How we work

How we work

  1. 1

    Full villa survey

Our team visits every floor, studying sun exposure, ceiling heights, room count and how each space is used, before we suggest any system.

  2. 2

A cooling plan floor by floor

We produce a plan that names the system type for each zone, the indoor and outdoor unit positions, and how the work fits around any finishing trades already on site.

  3. 3

    Installation and pipe runs

We install the agreed systems floor by floor, run insulated copper and drain lines, vacuum each line before start-up, and confirm that units near bedrooms run quietly.

  4. 4

    Handover and maintenance contract

We start every unit with you present and check cooling in each room, then offer a preventive and corrective maintenance contract to keep the whole system performing through the summer.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Marwah is a central Jeddah district with mixed villas, some newer three storeys or taller and others older two-storey, on medium-sized plots with limited rear yards. The tight plot spacing means outdoor units sit closer to the street or neighbour's side windows, so design needs care in siting and acoustic isolation. Buildings here need central AC with carefully planned ductwork to avoid distribution bottlenecks.

Al Marwah lies in central Jeddah, a mixed residential zone of newer and older villas on medium plots.

Most villas here use one or two central AC units with ducts distributed across different floors and zones.

The AC setup in Al Marwah

  1. 1

    Central AC with limited zoning

Medium villas in Al Marwah use a single central unit with basic zoning between majlis and bedrooms.

  2. 2

Outdoor units on roof or narrow rear yard

Limited yard space sometimes means placing the unit on the roof with strong mounting and acoustic damping.

  3. 3

    Flexible insulated ducts inside walls

We use well-insulated flexible ducts to reduce heat loss and noise transmission inside the walls.

Before the visit

Before our visit in Al Marwah

  1. 1

Measure the villa's total floor area

Tell us the total square metres, number of storeys and rooms so we size the capacity correctly.

  2. 2

    Clarify cooling priorities

Tell us which areas matter most to cool first (majlis, office, bedroom) so we place priority thermostats correctly.

  3. 3

    Check the likely duct route

Check that the space between ceiling and upper floor is enough to run ducts without architectural obstructions.

FAQ

Questions about Villa & home HVAC

Should I use central AC or a split for each room?

There is no single answer that suits every villa. One floor with rooms close together may suit a concealed central system, while separate floors or spread-out rooms often work better with individual splits. The site survey is what decides the right fit for your space and how you use it.

How do you keep the facade tidy with outdoor units on it?

At the survey we look at every option: the roof, the back or side of the building, and ventilation shafts. We choose a spot that gives the unit enough air and is easy to reach for servicing, without putting outdoor units on the main front or creating noise in the street.

How do Jeddah's dust, humidity and salty sea air affect a home system?

Humid, salty air affects heat exchangers and exposed outdoor units over time, and dust blocks filters faster than in dry climates. We take this into account when placing outdoor units away from direct sea winds, and a preventive maintenance contract catches that build-up before it hurts performance.

Do you handle both installation and maintenance for the whole villa?

Yes, we handle design and installation and then offer a preventive and corrective maintenance contract covering every system in the villa. Having one contractor who knows what was installed makes any later servicing or repair faster and more accurate, and you never have to explain each unit's history to someone new.

How do you decide between a concealed unit and a visible split for a room?

The decision depends on ceiling height, the type of finish and the building stage. A room with a high ceiling and generous floor area may accept a concealed cassette, while a small room with a low ceiling or a fully finished space often suits a visible split. Where the outlet sits also affects how air reaches every corner, and the site survey is what settles the choice.

My villa sits on a small plot, where do I place the outdoor unit?

We study the site with you to find a spot as far as possible from windows and the neighbour's boundary, and may choose the roof or narrow rear yard with acoustic screening added.

My villa is older and the foundations are not insulated, does this affect installation?

Yes, older buildings may need exposed insulated ducts or more careful copper runs, and we survey the building first before proposing the design.

The front majlis is large and the rear bedrooms are small, how do you balance the cool air?

We fit dampers and separate thermostats for each zone so you control how much cool air enters the majlis and bedrooms separately.

What does a central AC system cost to install in a medium-sized villa?

The cost varies by storeys, space and copper and duct lengths, so send us a photo on WhatsApp and we will give you a precise quote.
