When you need a villa HVAC specialist

  1. 1

    A new villa before finishing

The finishing stage is the right time to plan the cooling before walls and ceilings close. We decide the system type for each floor and the pipe routes, saving you from cutting and drilling later.

  2. 2

A large majlis that never feels cool

Large sitting rooms need a different approach from ordinary rooms. Ceiling height, number of openings and sun direction in Jeddah all affect the choice, and the site survey is what decides the right solution.

  3. 3

    Old noisy units disturbing sleep

AC noise in a bedroom breaks sleep and wears on the family. Choosing the right system and placing it correctly gives the room the cooling it needs without sound that disturbs you or the people sleeping near you.

Who it's for

  • Living in a villa and replacing old systems

We study what is already in your villa floor by floor and propose systems that fix noise and uneven cooling without unnecessary cutting through finished walls.

How we work

How we work

  1. 1

    Full villa survey

Our team visits every floor, studying sun exposure, ceiling heights, room count and how each space is used, before we suggest any system.

  2. 2

A cooling plan floor by floor

We produce a plan that names the system type for each zone, the indoor and outdoor unit positions, and how the work fits around any finishing trades already on site.

  3. 3

    Installation and pipe runs

We install the agreed systems floor by floor, run insulated copper and drain lines, vacuum each line before start-up, and confirm that units near bedrooms run quietly.

  4. 4

    Handover and maintenance contract

We start every unit with you present and check cooling in each room, then offer a preventive and corrective maintenance contract to keep the whole system performing through the summer.

What sets this district apart

Al Masarrah mixes traditionally styled older villas with newer builds, requiring flexibility in system choice. The older villas may not allow large central ducting, so separate or multi-head splits fit better. Gardens are tighter in some villas compared to newer districts, so placing the outdoor unit calls for careful study.

Al Masarrah lies in south Jeddah, a residential area mixing traditionally designed older villas with newer builds on tighter plots.

Older villas in Al Masarrah typically use separate or multi-head splits instead of central systems, and outdoor units go in constrained spaces because gardens are small.

The AC setup in Al Masarrah

  1. 1

    Separate split for each zone

Traditionally designed old villas often benefit from a separate split for each floor or zone.

  2. 2

Multi-head split on one outdoor unit

A middle ground offering flexibility between separate splits and central, with one outdoor unit and several indoor heads.

  3. 3

    Compact central with limited ducts

Where the design allows, we use a compact central with ducts directed only to main areas without disturbing original walls.

Before the visit

Before our visit in Al Masarrah

    Identify priority areas for cooling

Tell us which room or zone needs priority cooling so we design the system around your needs.

  3. 3

Ensure garden and side access is clear

Check that the garden and villa's side are easily accessible so we can install the outdoor unit without obstruction.

FAQ

Questions about Villa & home HVAC

Should I use central AC or a split for each room?

There is no single answer that suits every villa. One floor with rooms close together may suit a concealed central system, while separate floors or spread-out rooms often work better with individual splits. The site survey is what decides the right fit for your space and how you use it.

How do you keep the facade tidy with outdoor units on it?

At the survey we look at every option: the roof, the back or side of the building, and ventilation shafts. We choose a spot that gives the unit enough air and is easy to reach for servicing, without putting outdoor units on the main front or creating noise in the street.

How do Jeddah's dust, humidity and salty sea air affect a home system?

Humid, salty air affects heat exchangers and exposed outdoor units over time, and dust blocks filters faster than in dry climates. We take this into account when placing outdoor units away from direct sea winds, and a preventive maintenance contract catches that build-up before it hurts performance.

Do you handle both installation and maintenance for the whole villa?

Yes, we handle design and installation and then offer a preventive and corrective maintenance contract covering every system in the villa. Having one contractor who knows what was installed makes any later servicing or repair faster and more accurate, and you never have to explain each unit's history to someone new.

How do you decide between a concealed unit and a visible split for a room?

The decision depends on ceiling height, the type of finish and the building stage. A room with a high ceiling and generous floor area may accept a concealed cassette, while a small room with a low ceiling or a fully finished space often suits a visible split. Where the outlet sits also affects how air reaches every corner, and the site survey is what settles the choice.

My villa is old, can I fit a central AC system?

It depends on the interior layout and available space. We visit to inspect the villa, then suggest a suitable system, whether central or multi-head split.

My villa's garden is small, where does the outdoor unit go?

We survey the villa inside and out, and find the best spot on the side or courtyard without damaging the original design.

Summer heat is intense in Al Masarrah, is an old AC unit enough?

If the unit is old, it may not deliver full performance in intense heat. We inspect it and suggest an upgrade or full servicing.

Will the pipes show on the front facade?

We try to hide the pipes by running them on the side or inside walls, and consult you on the design before installation.
