When you need a villa HVAC specialist

  1. 1

    A new villa before finishing

The finishing stage is the right time to plan the cooling before walls and ceilings close. We decide the system type for each floor and the pipe routes, saving you from cutting and drilling later.

  2. 2

A large majlis that never feels cool

Large sitting rooms need a different approach from ordinary rooms. Ceiling height, number of openings and sun direction in Jeddah all affect the choice, and the site survey is what decides the right solution.

  3. 3

    Old noisy units disturbing sleep

AC noise in a bedroom breaks sleep and wears on the family. Choosing the right system and placing it correctly gives the room the cooling it needs without sound that disturbs you or the people sleeping near you.

Who it's for

  • Living in a villa and replacing old systems

We study what is already in your villa floor by floor and propose systems that fix noise and uneven cooling without unnecessary cutting through finished walls.

How we work

How we work

  1. 1

    Full villa survey

Our team visits every floor, studying sun exposure, ceiling heights, room count and how each space is used, before we suggest any system.

  2. 2

A cooling plan floor by floor

We produce a plan that names the system type for each zone, the indoor and outdoor unit positions, and how the work fits around any finishing trades already on site.

  3. 3

    Installation and pipe runs

We install the agreed systems floor by floor, run insulated copper and drain lines, vacuum each line before start-up, and confirm that units near bedrooms run quietly.

  4. 4

    Handover and maintenance contract

We start every unit with you present and check cooling in each room, then offer a preventive and corrective maintenance contract to keep the whole system performing through the summer.

What sets this district apart

Al Ruhaili is a relatively new north-eastern district experiencing rapid growth, with medium to large villas on varied plots. These villas are modern in design, have two or three floors and several bedrooms and majlis rooms, with some still under construction. The cooling system must be flexible, adapt to varied designs and may need adjustments during building.

Al Ruhaili lies in north-east Jeddah, a rapidly growing district of modern villas with varied plots.

Most modern Al Ruhaili villas use dual or triple split systems, and some are pre-wired for central installation.

The AC setup in Al Ruhaili

  1. 1

Dual or triple split unit system

Modern villas benefit from a split system that flexibly balances floors and different zones.

    Copper piping hidden from construction

New villas can be pre-wired with copper lines and electrical runs under construction before decoration.

  3. 3

Outdoor units on roof or rear walls

Villas of varying sizes allow rooftop or rear wall mounting of outdoor units.

  2. 2

    Clarify construction and finishing stages

Tell us about remaining construction stages so we can decide when to safely install piping and units.

  3. 3

Show the outdoor spaces and roof

Roof and outdoor spaces matter so we can choose the best location for outdoor units before full construction.

FAQ

Questions about Villa & home HVAC

Should I use central AC or a split for each room?

There is no single answer that suits every villa. One floor with rooms close together may suit a concealed central system, while separate floors or spread-out rooms often work better with individual splits. The site survey is what decides the right fit for your space and how you use it.

How do you keep the facade tidy with outdoor units on it?

At the survey we look at every option: the roof, the back or side of the building, and ventilation shafts. We choose a spot that gives the unit enough air and is easy to reach for servicing, without putting outdoor units on the main front or creating noise in the street.

How do Jeddah's dust, humidity and salty sea air affect a home system?

Humid, salty air affects heat exchangers and exposed outdoor units over time, and dust blocks filters faster than in dry climates. We take this into account when placing outdoor units away from direct sea winds, and a preventive maintenance contract catches that build-up before it hurts performance.

Do you handle both installation and maintenance for the whole villa?

Yes, we handle design and installation and then offer a preventive and corrective maintenance contract covering every system in the villa. Having one contractor who knows what was installed makes any later servicing or repair faster and more accurate, and you never have to explain each unit's history to someone new.

How do you decide between a concealed unit and a visible split for a room?

The decision depends on ceiling height, the type of finish and the building stage. A room with a high ceiling and generous floor area may accept a concealed cassette, while a small room with a low ceiling or a fully finished space often suits a visible split. Where the outlet sits also affects how air reaches every corner, and the site survey is what settles the choice.

My villa is under construction, can I install AC during building?

Yes, it is better to run copper pipes and electrical lines during construction, and we connect the units after decoration is finished.

My plot is relatively small, where can I place the outdoor unit?

We review the plot and location to mount the unit on the roof or a safe rear wall without spoiling the design.

Do seasonal winds and dust affect AC units in the north-east?

Yes, dust and wind can affect outdoor units, so we advise regular maintenance and frequent filter cleaning.

The villa will have new wiring, do I need special preparation?

We advise running a separate electrical line for the AC during construction and adequate insulation of copper pipes before decoration.
