When you need a villa HVAC specialist

  1. 1

    A new villa before finishing

The finishing stage is the right time to plan the cooling before walls and ceilings close. We decide the system type for each floor and the pipe routes, saving you from cutting and drilling later.

  2. 2

A large majlis that never feels cool

Large sitting rooms need a different approach from ordinary rooms. Ceiling height, number of openings and sun direction in Jeddah all affect the choice, and the site survey is what decides the right solution.

  3. 3

    Old noisy units disturbing sleep

AC noise in a bedroom breaks sleep and wears on the family. Choosing the right system and placing it correctly gives the room the cooling it needs without sound that disturbs you or the people sleeping near you.

How we work

How we work

  1. 1

    Full villa survey

Our team visits every floor, studying sun exposure, ceiling heights, room count and how each space is used, before we suggest any system.

  2. 2

A cooling plan floor by floor

We produce a plan that names the system type for each zone, the indoor and outdoor unit positions, and how the work fits around any finishing trades already on site.

  3. 3

    Installation and pipe runs

We install the agreed systems floor by floor, run insulated copper and drain lines, vacuum each line before start-up, and confirm that units near bedrooms run quietly.

  4. 4

    Handover and maintenance contract

We start every unit with you present and check cooling in each room, then offer a preventive and corrective maintenance contract to keep the whole system performing through the summer.

What sets this district apart

Al Salmiyah Al Sharqiyah contains villas ranging from medium to large, with roofs and rear courtyards offering multiple options for outdoor unit placement. The area's streets are wide, clean and easy to access, and the spaces between villas allow good movement for service. The south-eastern location means direct sun during midday and afternoon hours, and moderate humidity rising nearer the coast. Choosing the right capacity and good insulation ensure comfortable cooling through the hot season.

Al Salmiyah Al Sharqiyah lies in south-east Jeddah and contains villas of varying size with safe gaps between them and sun-exposed roofs.

Medium and large villas in Al Salmiyah typically need two or more split units with outdoor units on roofs or in courtyards to achieve smooth, quiet cooling.

  1. 1

Separate split units according to villa size

Medium and large villas benefit from separate split units per zone or floor for comfortable, independent cooling.

  2. 2

    Outdoor units on sun-exposed roofs

Al Salmiyah Al Sharqiyah's roofs are sun-exposed, providing excellent ventilation for outdoor units.

  3. 3

    Rear courtyards for secondary units

Rear courtyards provide additional safe space for secondary outdoor units away from front facades.

FAQ

Questions about Villa & home HVAC

Should I use central AC or a split for each room?

There is no single answer that suits every villa. One floor with rooms close together may suit a concealed central system, while separate floors or spread-out rooms often work better with individual splits. The site survey is what decides the right fit for your space and how you use it.

How do you keep the facade tidy with outdoor units on it?

At the survey we look at every option: the roof, the back or side of the building, and ventilation shafts. We choose a spot that gives the unit enough air and is easy to reach for servicing, without putting outdoor units on the main front or creating noise in the street.

How do Jeddah's dust, humidity and salty sea air affect a home system?

Humid, salty air affects heat exchangers and exposed outdoor units over time, and dust blocks filters faster than in dry climates. We take this into account when placing outdoor units away from direct sea winds, and a preventive maintenance contract catches that build-up before it hurts performance.

Do you handle both installation and maintenance for the whole villa?

Yes, we handle design and installation and then offer a preventive and corrective maintenance contract covering every system in the villa. Having one contractor who knows what was installed makes any later servicing or repair faster and more accurate, and you never have to explain each unit's history to someone new.

How do you decide between a concealed unit and a visible split for a room?

The decision depends on ceiling height, the type of finish and the building stage. A room with a high ceiling and generous floor area may accept a concealed cassette, while a small room with a low ceiling or a fully finished space often suits a visible split. Where the outlet sits also affects how air reaches every corner, and the site survey is what settles the choice.

My villa is medium-sized, how many AC units does it need?

It depends on the number of bedrooms, reception areas and total area. We visit, measure, review the layout, then specify the exact number and capacity of units needed.

The afternoon sun bakes my villa's facade, does that affect which AC I should choose?

Yes, intense sun exposure raises the heat load significantly. We choose higher-capacity units and recommend reflective curtains and good insulation to reduce heat gain.

Humidity is moderate here, but we're fairly close to the sea, does that affect the AC?

Yes, coastal humidity raises stress on the AC evaporators. We choose high-quality units and recommend periodic cleaning of the coil and drain line to prevent mould growth.

Can I screen the outdoor unit with a wall or grid without damaging it?

Yes, you can install a decorative screen or wall around the outdoor unit as long as there's enough airflow space. We recommend at least 30 cm clearance on all sides for proper air circulation.
