When you need a villa HVAC specialist

  1. 1

    A new villa before finishing

The finishing stage is the right time to plan the cooling before walls and ceilings close. We decide the system type for each floor and the pipe routes, saving you from cutting and drilling later.

  2. 2

A large majlis that never feels cool

Large sitting rooms need a different approach from ordinary rooms. Ceiling height, number of openings and sun direction in Jeddah all affect the choice, and the site survey is what decides the right solution.

  3. 3

    Old noisy units disturbing sleep

AC noise in a bedroom breaks sleep and wears on the family. Choosing the right system and placing it correctly gives the room the cooling it needs without sound that disturbs you or the people sleeping near you.

Who it's for

  • Living in a villa and replacing old systems

How we work

How we work

  1. 1

    Full villa survey

Our team visits every floor, studying sun exposure, ceiling heights, room count and how each space is used, before we suggest any system.

  2. 2

A cooling plan floor by floor

We produce a plan that names the system type for each zone, the indoor and outdoor unit positions, and how the work fits around any finishing trades already on site.

  3. 3

    Installation and pipe runs

We install the agreed systems floor by floor, run insulated copper and drain lines, vacuum each line before start-up, and confirm that units near bedrooms run quietly.

  4. 4

    Handover and maintenance contract

We start every unit with you present and check cooling in each room, then offer a preventive and corrective maintenance contract to keep the whole system performing through the summer.

What sets this district apart

Most villas in Al Sawari are modern with spacious gardens and open facades, giving flexibility to place outdoor units without affecting the home's appearance. These homes typically contain large living areas, separate bedrooms, kitchens and service zones, each with different cooling needs. A central or multi-split system ensures even distribution of cool air whilst keeping bedrooms quiet at night.

Al Sawari is in north Jeddah, a district of modern, spaced-out villas with large gardens and wide streets.

Most villas here need multi-indoor-unit systems or a floor-by-floor central distribution to cover the large areas efficiently.

The AC setup in Al Sawari

  1. 1

    Multi-split system

One outdoor unit connects to multiple indoor units across different floors, with independent control in each room.

  2. 2

    Floor-by-floor central ducted system

For very large villas, we use a central unit covering both floors through distribution ducts in the ceiling voids.

  3. 3

Outdoor units hidden in the garden

We position outdoor units in side or rear gardens away from front facades to maintain the villa's visual appeal.

FAQ

Questions about Villa & home HVAC

Should I use central AC or a split for each room?

There is no single answer that suits every villa. One floor with rooms close together may suit a concealed central system, while separate floors or spread-out rooms often work better with individual splits. The site survey is what decides the right fit for your space and how you use it.

How do you keep the facade tidy with outdoor units on it?

At the survey we look at every option: the roof, the back or side of the building, and ventilation shafts. We choose a spot that gives the unit enough air and is easy to reach for servicing, without putting outdoor units on the main front or creating noise in the street.

How do Jeddah's dust, humidity and salty sea air affect a home system?

Humid, salty air affects heat exchangers and exposed outdoor units over time, and dust blocks filters faster than in dry climates. We take this into account when placing outdoor units away from direct sea winds, and a preventive maintenance contract catches that build-up before it hurts performance.

Do you handle both installation and maintenance for the whole villa?

Yes, we handle design and installation and then offer a preventive and corrective maintenance contract covering every system in the villa. Having one contractor who knows what was installed makes any later servicing or repair faster and more accurate, and you never have to explain each unit's history to someone new.

How do you decide between a concealed unit and a visible split for a room?

The decision depends on ceiling height, the type of finish and the building stage. A room with a high ceiling and generous floor area may accept a concealed cassette, while a small room with a low ceiling or a fully finished space often suits a visible split. Where the outlet sits also affects how air reaches every corner, and the site survey is what settles the choice.

My villa has a large majlis and separate bedrooms, how do I cool each zone differently?

We install multi-split or central systems with separate thermostats for each zone, so you control the majlis and bedrooms independently.

My garden is large and I want the outdoor unit away from the front facade, is that possible?

Yes, we place outdoor units in side or rear gardens so they do not affect your home's street-facing appearance.

Heat in Al Sawari can be extreme in summer, how do I ensure sufficient cooling?

We select unit capacities based on villa size, floor count and insulation, which is why we visit first to assess your needs accurately.

How much copper cable do I need to run units across multiple floors?

The run length depends on the outdoor unit location, number of indoor units and distances between them, so we need an on-site visit to determine it.
