When you need a villa HVAC specialist

  1. 1

    A new villa before finishing

The finishing stage is the right time to plan the cooling before walls and ceilings close. We decide the system type for each floor and the pipe routes, saving you from cutting and drilling later.

  2. 2

A large majlis that never feels cool

Large sitting rooms need a different approach from ordinary rooms. Ceiling height, number of openings and sun direction in Jeddah all affect the choice, and the site survey is what decides the right solution.

  3. 3

    Old noisy units disturbing sleep

AC noise in a bedroom breaks sleep and wears on the family. Choosing the right system and placing it correctly gives the room the cooling it needs without sound that disturbs you or the people sleeping near you.

Who it's for

  • Living in a villa and replacing old systems

We study what is already in your villa floor by floor and propose systems that fix noise and uneven cooling without unnecessary cutting through finished walls.

How we work

How we work

  1. 1

    Full villa survey

Our team visits every floor, studying sun exposure, ceiling heights, room count and how each space is used, before we suggest any system.

  2. 2

A cooling plan floor by floor

We produce a plan that names the system type for each zone, the indoor and outdoor unit positions, and how the work fits around any finishing trades already on site.

  3. 3

    Installation and pipe runs

We install the agreed systems floor by floor, run insulated copper and drain lines, vacuum each line before start-up, and confirm that units near bedrooms run quietly.

  4. 4

    Handover and maintenance contract

We start every unit with you present and check cooling in each room, then offer a preventive and corrective maintenance contract to keep the whole system performing through the summer.

What sets this district apart

Al Shati is a spacious coastal district with modern villas on wide plots, but proximity to water means intense humidity and constant salt spray and strong winds, requiring careful unit selection and high-quality corrosion-resistant materials. Piping needs robust insulation, the outdoor unit must be on the rear roof or in a sheltered corner, and may need an extra cover or salt-protection shield.

Al Shati is in north Jeddah on the direct waterfront and is marked by modern villas facing very high humidity and salinity.

Al Shati villas require split units with very high salt-protection standards, or VRF systems with extra protective covers, and routine maintenance is essential.

The AC setup in Al Shati

  1. 1

Split units with very high protection standards

Coastal villas need units with materials specifically treated against salt and severe humidity for waterfront conditions.

  2. 2

    VRF with extra protective cover

Larger villas may use VRF with an extra protective cover or shield for maximum salt protection.

  3. 3

Outdoor units firmly secured in sheltered spots

Outdoor units are firmly secured on the rear roof or sheltered corner away from direct winds and spray.

Before the visit

Before our visit in Al Shati

  1. 1

Specify villa location relative to sea and winds

Tell us precisely where the villa sits relative to the water and the prevailing wind direction so we can choose the best placement and protection level for the outdoor unit.

  2. 2

Confirm safe space for the protected outdoor unit

Check that the rear roof or sheltered corner has enough space for the unit and any extra protective cover before the visit.

  3. 3

    Discuss monthly maintenance schedule

Agree with us on a regular monthly maintenance plan for salt cleaning and periodic checks, because coastal villas need more frequent care.

FAQ

Questions about Villa & home HVAC

Should I use central AC or a split for each room?

There is no single answer that suits every villa. One floor with rooms close together may suit a concealed central system, while separate floors or spread-out rooms often work better with individual splits. The site survey is what decides the right fit for your space and how you use it.

How do you keep the facade tidy with outdoor units on it?

At the survey we look at every option: the roof, the back or side of the building, and ventilation shafts. We choose a spot that gives the unit enough air and is easy to reach for servicing, without putting outdoor units on the main front or creating noise in the street.

How do Jeddah's dust, humidity and salty sea air affect a home system?

Humid, salty air affects heat exchangers and exposed outdoor units over time, and dust blocks filters faster than in dry climates. We take this into account when placing outdoor units away from direct sea winds, and a preventive maintenance contract catches that build-up before it hurts performance.

Do you handle both installation and maintenance for the whole villa?

Yes, we handle design and installation and then offer a preventive and corrective maintenance contract covering every system in the villa. Having one contractor who knows what was installed makes any later servicing or repair faster and more accurate, and you never have to explain each unit's history to someone new.

How do you decide between a concealed unit and a visible split for a room?

The decision depends on ceiling height, the type of finish and the building stage. A room with a high ceiling and generous floor area may accept a concealed cassette, while a small room with a low ceiling or a fully finished space often suits a visible split. Where the outlet sits also affects how air reaches every corner, and the site survey is what settles the choice.

My villa is right on the beach, can the AC withstand salt?

We choose units made from materials specifically designed to resist salt and severe humidity, clean the outdoor unit at least monthly of salt spray, and inspect it annually for corrosion.

Do you fit a protection shield or cover for the outdoor unit?

Yes, we may install a protective cover or shield around the outdoor unit to reduce direct exposure to salt and sea winds.

Do strong coastal winds affect the installation?

We choose a sheltered spot for the outdoor unit, usually on the rear roof, and secure it with extra-strong fixings that resist high winds.

Do copper pipes need special insulation on the coast?

Yes, we use copper pipes with double insulation and extra salt treatment, and route them so they are not directly exposed to sea air.
