When you need a villa HVAC specialist

  1. 1

    A new villa before finishing

The finishing stage is the right time to plan the cooling before walls and ceilings close. We decide the system type for each floor and the pipe routes, saving you from cutting and drilling later.

  2. 2

A large majlis that never feels cool

Large sitting rooms need a different approach from ordinary rooms. Ceiling height, number of openings and sun direction in Jeddah all affect the choice, and the site survey is what decides the right solution.

  3. 3

    Old noisy units disturbing sleep

AC noise in a bedroom breaks sleep and wears on the family. Choosing the right system and placing it correctly gives the room the cooling it needs without sound that disturbs you or the people sleeping near you.

Who it's for

How we work

How we work

  1. 1

    Full villa survey

Our team visits every floor, studying sun exposure, ceiling heights, room count and how each space is used, before we suggest any system.

  2. 2

A cooling plan floor by floor

We produce a plan that names the system type for each zone, the indoor and outdoor unit positions, and how the work fits around any finishing trades already on site.

  3. 3

    Installation and pipe runs

We install the agreed systems floor by floor, run insulated copper and drain lines, vacuum each line before start-up, and confirm that units near bedrooms run quietly.

  4. 4

    Handover and maintenance contract

We start every unit with you present and check cooling in each room, then offer a preventive and corrective maintenance contract to keep the whole system performing through the summer.

What sets this district apart

Bani Malik contains villas of mixed ages and sizes, from older villas with thick walls and traditional layouts to newer ones with open designs. Spaces vary here, some with large courtyards and others with limited ones, so each site needs careful evaluation. Multi-split installation is often the best choice to avoid major drilling and disruption that could affect older construction, while newer villas may use a more refined distributed system.

Bani Malik lies in central Jeddah and is known for a mix of older and newer villas in varying sizes.

Most villas here use separate multiple splits per floor or zone to avoid heavy construction work.

The AC setup in Bani Malik

  1. 1

    Multiple splits for older villas

Older villas with thick walls benefit from separate split units that avoid deep drilling and preserve the structure's integrity.

  2. 2

    Distributed system for newer villas

Newer villas can accommodate a distributed central system with concealed ducts, giving better performance and unified control.

  3. 3

    Outdoor units on multiple walls

In villas with small courtyards, we spread the outdoor units across different walls instead of concentrating them in one spot.

FAQ

Questions about Villa & home HVAC

Should I use central AC or a split for each room?

There is no single answer that suits every villa. One floor with rooms close together may suit a concealed central system, while separate floors or spread-out rooms often work better with individual splits. The site survey is what decides the right fit for your space and how you use it.

How do you keep the facade tidy with outdoor units on it?

At the survey we look at every option: the roof, the back or side of the building, and ventilation shafts. We choose a spot that gives the unit enough air and is easy to reach for servicing, without putting outdoor units on the main front or creating noise in the street.

How do Jeddah's dust, humidity and salty sea air affect a home system?

Humid, salty air affects heat exchangers and exposed outdoor units over time, and dust blocks filters faster than in dry climates. We take this into account when placing outdoor units away from direct sea winds, and a preventive maintenance contract catches that build-up before it hurts performance.

Do you handle both installation and maintenance for the whole villa?

Yes, we handle design and installation and then offer a preventive and corrective maintenance contract covering every system in the villa. Having one contractor who knows what was installed makes any later servicing or repair faster and more accurate, and you never have to explain each unit's history to someone new.

How do you decide between a concealed unit and a visible split for a room?

The decision depends on ceiling height, the type of finish and the building stage. A room with a high ceiling and generous floor area may accept a concealed cassette, while a small room with a low ceiling or a fully finished space often suits a visible split. Where the outlet sits also affects how air reaches every corner, and the site survey is what settles the choice.

Our villa is old with thick walls, can you install a central system?

Installing a central system in an old villa requires major drilling that could damage the structure, so we recommend separate multiple splits, which are safer and easier for older buildings.

Our courtyard is small but the villa is spacious, how do we solve this?

We place multiple smaller outdoor units on different walls instead of one large unit, or use the roof to distribute the cooling load.

Does Jeddah's heat and humidity affect older villas more?

Older villas may need higher-capacity units because thick walls retain heat, so we select units based on the building's condition and insulation.

Will the villa's old wiring handle a new AC unit?

We check the electrical panel and test the wiring before installation, and if needed we arrange for an electrician to upgrade the wiring for safety.
