Deep AC cleaning
AC cleaning in Al Owaija
In Al Owaija, north-east Jeddah, AC cleaning matters for the newer residential blocks and villas that draw dust and moisture from the surrounding air. Alrabih's team strips the indoor unit with a protective bag and cleans the evaporator coil, blower wheel and drain pan in one visit.

When your AC needs a deep clean
- 1
Musty smell when you switch on
Jeddah's high humidity creates ideal conditions for mould on the drain pan and evaporator fins. If you notice a sharp smell the moment the unit starts, the most common cause is mould built up inside the indoor unit.
- 2
Weak cooling from a working unit
A thin layer of dust on the evaporator fins reduces heat transfer noticeably. A dirty blower wheel cuts airflow without any fault in the compressor or refrigerant. Cleaning restores the unit's performance to what it was.
- 3
A unit that has not been cleaned in a long time
Jeddah's heavy dust and salt-laden sea air build up on the outdoor coil and block airflow paths. The unit runs but the compressor works harder than it should; cleaning both coils together reduces that load.

How we work
How we work
- 1
Tell us the unit type
WhatsApp us the unit type, how many units and your district, and we will book a time that suits you, Saturday to Thursday.

What sets this district apart
Al Owaija is a relatively modern district with villas and residential towers spread across wider spaces than the older neighbourhoods, and enjoys better natural airflow between buildings. Yet its north-east position exposes the units to dust and sand from seasonal winds, especially in villas where the outdoor units sit on open roofs. Regular cleaning of the evaporator and blower keeps efficiency and air quality up in this wider, more open building pattern.
Al Owaija sits in north-east Jeddah, a modern residential zone with scattered villas and apartment towers.
Most villas and flats in Al Owaija have split units, with outdoor units typically mounted on open roofs exposed to the elements.
The AC setup in Al Owaija
- 1
Independent split unit per villa or flat
Villas and towers in Al Owaija do not usually share central cooling, so each unit has its own split system.
- 2
Outdoor units on open roofs
Modern villas and towers mount the outdoor units on exposed roofs, making them vulnerable to dust and seasonal winds.
- 3
Wide distances between indoor and outdoor units
Large villas may have longer copper runs, slightly adding to the complexity of cleaning and upkeep.

FAQ
Questions about AC cleaning
Will the wash water stain my furniture or ceiling?
We fix a sealed protective bag under the indoor unit before any pressure washing begins. The bag collects all the wash water and channels it away from your wall and furniture. This step is not optional in how we work.
Will the mould smell disappear completely after cleaning?
In most cases the smell goes once the evaporator, blower wheel and drain pan are washed with a sanitising agent. If the smell comes from very old build-up or a drain line problem, we diagnose the cause on site and tell you exactly what is needed.
How does Jeddah's dust and salty air affect the outdoor coil?
Heavy dust and salt carried by sea air collect between the condenser fins and block airflow. This raises condensing pressure and makes the compressor work harder than it was designed to. Cleaning the outdoor coil regularly keeps the compressor performing as it should and extends its life.
Can you clean a window unit the same way?
Yes, a window unit needs similar work: filter, evaporator, blower wheel and drain pan, plus the outdoor coil built into the same casing. The difference is in how it is opened and accessed, which the technician works out after seeing where the unit is installed.
Can cleaning fix water dripping from the indoor unit?
Dripping usually comes from a blocked drain pan or a drain line that does not slope correctly. Cleaning the pan and checking that the line has the right fall resolves the problem in many cases. If the cause is different, the technician diagnoses it on site and explains exactly what is needed.
Dust and sand are heavy here; does that change how you clean the AC?
Yes, the north-east position accelerates dust buildup on the evaporator coil and blower wheel, so we clean them more thoroughly on each visit.
The outdoor unit is on my villa's roof, how do you reach it?
We agree with you on the safest access route to the roof before the visit, whether from inside the villa or from outside.
This area's humidity combined with heat, does that mean more mould in my unit?
Yes, heat and humidity together speed mould growth in the drain pan, which is why we clean and flush it thoroughly.
The outdoor units are on bare roofs, do they need harsher care?
Open roofs expose the outdoor unit to more weather, but cleaning the coil and blower inside remains the same; we also check the external connections are secure.
