Deep AC cleaning

AC cleaning in Al Yaqoot

Al Yaqoot in northern Jeddah is built with modern villas on open plots, many with central and split systems that need regular cleaning to keep pace with the high cooling demand. Alrabih's team removes dust, mould and deposits from the evaporator and blower wheel with a protective bag, restoring fresh airflow in one visit.

When your AC needs a deep clean

  1. 1

Musty smell when you switch on

Jeddah's high humidity creates ideal conditions for mould on the drain pan and evaporator fins. If you notice a sharp smell the moment the unit starts, the most common cause is mould built up inside the indoor unit.

  2. 2

Weak cooling from a working unit

A thin layer of dust on the evaporator fins reduces heat transfer noticeably. A dirty blower wheel cuts airflow without any fault in the compressor or refrigerant. Cleaning restores the unit's performance to what it was.

  3. 3

A unit that has not been cleaned in a long time

Jeddah's heavy dust and salt-laden sea air build up on the outdoor coil and block airflow paths. The unit runs but the compressor works harder than it should; cleaning both coils together reduces that load.

How we work

How we work

  1. 1

    Tell us the unit type

WhatsApp us the unit type, how many units and your district, and we will book a time that suits you, Saturday to Thursday.

  2. 2

Protect the room and open the unit

We fit the protective bag under the indoor unit to collect wash water, then remove the cover, filter and blower wheel to reach the evaporator and drain pan.

  3. 3

    Pressure wash and sanitise

We wash the evaporator, blower wheel and drain pan at the right pressure with a sanitising agent, then check the drain flows cleanly before reassembly.

  4. 4

    Outdoor coil and start-up

We move to the outdoor unit, clear dust and salt deposits from the coil and condenser fins, then run the AC and confirm airflow and cooling before we leave.

What sets this district apart

Al Yaqoot's villas are relatively new and fitted with central or multiple split systems to cover large open areas and numerous rooms. These more complex systems need careful attention because dust enters through the wider ventilation openings in villas, and cleaning the coil and blower wheel without leaking water onto modern interior finishes requires a robust protective bag and high-level skill.

Al Yaqoot lies in northern Jeddah, a district of modern villas spread over open plots away from closely built blocks.

Most villas here have multiple split systems or central units, with outdoor units placed on villa roofs or property sides with plenty of space around them.

The AC setup in Al Yaqoot

  1. 1

    Multi-unit split systems

Most modern Al Yaqoot villas distribute cooling through multiple split units per room or zone, requiring each indoor unit to be cleaned separately.

  2. 2

Central AC systems with distribution ducts

Larger villas sometimes use central systems that distribute air through ducts, and cleaning the coils and blower in the main unit improves performance throughout the villa.

  3. 3

Outdoor units on roofs and property sides

Villas provide ample space for outdoor units on roofs or side areas away from view, making maintenance and cleaning straightforward.

Before the visit

Before our visit in Al Yaqoot

  1. 1

Ensure the villa gate is open

Let us know in advance if the gate is locked, and make sure the team can enter easily on the visit day.

  2. 2

Identify all indoor and outdoor unit locations

If the villa has multiple units, identify all their locations and let us know the total number before the visit so we can schedule the time correctly.

  3. 3

Ensure access to roofs and connections

Check that ladders or access to the roof or outdoor unit are safe, and that electrical connections and drainage are exposed and easy to inspect.

FAQ

Questions about AC cleaning

Will the wash water stain my furniture or ceiling?

We fix a sealed protective bag under the indoor unit before any pressure washing begins. The bag collects all the wash water and channels it away from your wall and furniture. This step is not optional in how we work.

Will the mould smell disappear completely after cleaning?

In most cases the smell goes once the evaporator, blower wheel and drain pan are washed with a sanitising agent. If the smell comes from very old build-up or a drain line problem, we diagnose the cause on site and tell you exactly what is needed.

How does Jeddah's dust and salty air affect the outdoor coil?

Heavy dust and salt carried by sea air collect between the condenser fins and block airflow. This raises condensing pressure and makes the compressor work harder than it was designed to. Cleaning the outdoor coil regularly keeps the compressor performing as it should and extends its life.

Can you clean a window unit the same way?

Yes, a window unit needs similar work: filter, evaporator, blower wheel and drain pan, plus the outdoor coil built into the same casing. The difference is in how it is opened and accessed, which the technician works out after seeing where the unit is installed.

Can cleaning fix water dripping from the indoor unit?

Dripping usually comes from a blocked drain pan or a drain line that does not slope correctly. Cleaning the pan and checking that the line has the right fall resolves the problem in many cases. If the cause is different, the technician diagnoses it on site and explains exactly what is needed.

My villa has a large central AC system, how do you clean it?

We access the coils and blowers in the central unit through the ducts and grilles using specialised equipment, cleaning the entire system without dismantling parts that need electrical disconnection.

Al Yaqoot has wide streets, is parking and access easy for your team?

Yes, the villas are spread out and the streets are wide, so the team parks easily and moves freely. Just make sure the villa gate is open or arrange access for the team beforehand.

Jeddah's summer humidity increases mould in AC units, does this affect villas?

Yes, high humidity and intense summer heat speed up mould growth in the coils and drain pan, and regular cleaning each season reduces buildup and musty odours.

Villa roofs have electrical and drainage pipes, does this affect the cleaning?

We inspect the outdoor unit location and the electrical and drainage connections before cleaning, and work carefully around these pipes to avoid any disruption during the job.
