When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Abhur Al Janoubiyah is a mid-growth coastal district with uniform residential compounds, small clinics and mixed-use buildings, mostly equipped with one or two central AC systems serving multiple floors. The coastal environment and high humidity speed up salt buildup on filters and coils, and regular servicing keeps distribution and cooling efficient across all residential and medical units.

Abhur Al Janoubiyah sits on Jeddah's north coast, a medium-density district of uniform residential compounds and small medical facilities.

Most residential compounds in Abhur Al Janoubiyah use one or two AHUs to serve multiple floors and sections.

The AC setup in Abhur Al Janoubiyah

  1. 1

One or two AHUs serving multiple floors

Residential compounds in Abhur Al Janoubiyah rely on one or two AHUs to distribute conditioned air through ducts to different floors and sections.

  2. 2

Manual and motorised dampers for control

Some compounds use simple manual dampers, others have motorised dampers to balance flow between sections.

  3. 3

    Separate cooling and heating coils

AHUs in Abhur Al Janoubiyah separate cooling and heating coils to maintain consistent temperatures across the compound.

Before the visit

Before our visit in Abhur Al Janoubiyah

  1. 1

    Pinpoint the plant room location

Tell us whether the AHU is on the roof, in the basement or in a ground-level plant space, so the team can reach it easily.

  2. 2

    Coordinate with compound management

Compound management needs advance notice of the service, especially if it might temporarily affect cooling in any residential section.

  3. 3

    Ensure access and workspace

Check that the plant room door is accessible and there is enough space for the team and equipment to work safely.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Does coastal humidity affect the AHU's performance?

Yes, high humidity and salt in Abhur Al Janoubiyah cause faster wear on coils and filters, requiring cleaning and inspection at shorter intervals than inland areas.

Why might temperatures differ between sections of the compound?

Temperatures differ when dampers are unbalanced or when the AHU's coils clog with dirt and salt, which we diagnose by checking flow balance in each section.

Where is the AHU typically housed in the compound?

AHUs in Abhur Al Janoubiyah are usually in a plant room on the roof or basement, some in a technical space on the ground floor of the compound.

Can one AHU serve the whole compound?

That depends on the compound's size and number of floors it serves; most in Abhur Al Janoubiyah need one or two units, determined by the scale and design.
