When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

  • You run a medical facility or a large hall

We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Ajwad holds large commercial and medical buildings including malls, courts, hospitals and hotels with complex central cooling systems. AHUs in these large structures run under extremely heavy load to cover vast floor areas and high numbers of visitors and staff. Dust, moisture and mould accumulating in filters, coils and ducts cause rapid blockage and severe drops in air distribution between different sections and floors, affecting comfort, health and retail performance.

Al Ajwad sits in east Jeddah and holds large commercial and medical buildings including malls, hospitals and courts.

AHUs in Al Ajwad are very large with extremely high capacity, running at near-maximum rates throughout the year.

The AC setup in Al Ajwad

  1. 1

    Massive multi-section air handling units

Large malls and hospitals use huge AHUs with separate sections for each zone or floor.

  2. 2

    Advanced four-stage filter system

Large units have advanced four-stage filters for protection against pollutants, mould and moisture.

  3. 3

Long distribution ducts and complex networks

Ducts run across multiple floors and zones in the mall, requiring intensive regular cleaning.

Before the visit

Before our visit in Al Ajwad

Tell us the location of the main unit and primary and secondary ducts, and how many floors and zones it covers.

  3. 3

Coordinate with building management and central maintenance

Notify mall or hospital management a week in advance, and coordinate with in-house maintenance for safe access, lighting and assistance.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

The mall is huge and temperatures differ widely between areas, could this be the AHU?

Yes, the large AHUs in malls need precise maintenance to balance air distribution between retail areas, restaurants and storage. Blocked filters significantly reduce flow.

The hospital is in the mall area with high humidity and pollution, does this affect the coils?

Yes, greatly. Coils face high exposure to pollutants and mould. Intensive maintenance every two to three months keeps the air clean and safe for patients.

The air ducts in the mall are very long, do they clog quickly?

Yes, long ducts collect dust and moisture quickly, especially in a mall with high footfall and pollution. Regular duct cleaning maintains airflow.

How do you clean such a huge AHU in a busy mall without disturbing customers?

We coordinate with mall management to schedule maintenance during closing hours or before opening, or in segregated areas away from customers. Send a photo on WhatsApp for exact measurements.
