When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Ajwad is a growing area with mid-rise apartment blocks and villa compounds, each potentially containing several independent central AC systems. Fine dust and sand from local roads and ongoing construction accumulate in ductwork quickly, blocking distribution vents and raising fan load. Coordination with compound management is essential, as the work may affect residents in multiple units and there may be restrictions on working hours.

Al Ajwad lies east of Jeddah, a growing residential area with modern villa compounds and apartment blocks amid ongoing construction.

Central systems in Al Ajwad often serve multiple residential units in the same block or compound, requiring coordination among residents.

The AC setup in Al Ajwad

  1. 1

    System serving multiple residential units

Apartment blocks in Al Ajwad typically share one central AC system across 4 to 8 units, with common ductwork and separate vents per unit.

  2. 2

Ductwork extending to villa and block roofs

Main ducts run through false ceilings and floor voids, with portions possibly exposed on roofs, making them vulnerable to dust and heat.

  3. 3

    Independent vents per unit

Each unit has independent supply and return vents, but all connect to the same shared main duct.

Before the visit

Before our visit in Al Ajwad

  1. 1

Notify compound management of the cleaning date

Secure management approval and notify all residents of our visit time, especially if there are restrictions on working hours.

  2. 2

Ensure access to the AHU location

The AHU may be in the corridor ceiling or on the roof. Verify the access door is safe and equipment can be easily moved.

  3. 3

Identify all duct outlets and return vents

Tell us how many units connect to the system and where the main supply and return vents are located, so we can plan cleaning efficiently.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

There is lots of construction here, does the ductwork get dirty faster?

Yes, construction activity and fine sand increase dust buildup in ducts faster. If you notice reduced airflow or dusty smells from vents, the system may need cleaning more frequently.

My block has 6 flats sharing one system, how do you clean shared ductwork?

We coordinate with management to find a time that doesn't disrupt residents. We clean the entire duct from the main unit to all vents, and residents feel improved flow the same day.

Al Ajwad gets very hot in summer, does heat affect the ductwork?

Extreme heat can reduce duct insulation effectiveness over time, and dust sticks faster in hot conditions. Regular cleaning maintains insulation and heat exchange efficiency.

Is duct cleaning safe for residents during the visit?

Yes, we seal dust sources carefully and cause no air contamination in the units. The system remains safe and intact during the work.
