When an AHU needs attention
- 1
Weak airflow or smells in the building
A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.
- 2
Unusual noise from the plant room
A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.
- 3
Uneven distribution between zones
One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.
Who it's for
Your office staff are complaining about poor cooling
We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.
Ask on WhatsAppYou run a medical facility or a large hall
We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

What AHU servicing covers
- Filters checked, cleaned or replaced
- Belts and bearings checked, tensioned
- Coil and drain pan cleaned
- Dampers and fresh-air intake set
- Airflow, noise and motor measured
How we work
How we work
- 1
Unit and system survey
We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.
- 2
Mechanical inspection
We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.
- 3
Clean and adjust
We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.
- 4
Performance check and handover
We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.
Planned servicing or breakdown response?
| Alrabih | The usual way | |

| Filters and coils | Inspected and cleaned regularly | Ignored until failure |
| Belts and bearings | Changed before they fail | Found after the unit stops |
| Air quality | Clean and balanced airflow | Ongoing occupant complaints |
| Condition report | Written after every visit | No record kept |
| Fresh-air intake | Checked and adjusted each visit | Neglected until air quality worsens |

What sets this district apart
Al Dahiyah has a mix of relatively modern residential and commercial buildings with mid-to-advanced central AC systems. Air handling units here serve diverse occupants with varying loads year-round. Dust and coastal salt accumulate quickly on coils, especially in buildings with high outside air intake. Regular servicing ensures flow balance, humidity control and air quality.
Al Dahiyah, in south Jeddah, is a mixed residential and commercial district with varied central AC systems.
Buildings here have medium-sized air handling units serving several floors or multiple shops from one or two units.
The AC setup in Al Dahiyah
- 1
Medium-sized units for mixed-use buildings
Most buildings have one or two medium units serving different parts of residential and commercial spaces together.
- 2
Multiple damper systems for zone control
Mechanical dampers balance air between zones and need regular inspection and adjustment per actual use.
- 3
Medium-efficiency filters with humidity handling
Mixed-use buildings need fairly strong filters against dust and salt, plus advanced humidity handling from cooking and commercial use.
Before the visit
Before our visit in Al Dahiyah
- 1
Show us the outdoor unit and main ducts
Show where the outdoor unit sits and how main ducts run through residential and shop floors so the team grasps the layout quickly.
- 2
Tell us about current balance problems
If some floors or shops are warmer or cooler than others, tell us before we visit so we adjust dampers properly.
- 3
Ensure the outdoor unit is accessible
The outdoor unit may be on the roof or beside the building; ensure safe access is available and coordinate timing with shop or flat occupants if needed.

FAQ
Questions about AHU maintenance
What is the difference between AHU servicing and duct cleaning?
AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.
Can the AHU be serviced while the building is occupied?
In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.
How does Jeddah's humidity affect AHUs specifically?
High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.
When does a bearing need replacing rather than just greasing?
If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.
How do you tell whether the fan needs balancing rather than just lubricating the bearings?
Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.
Does mixed residential and commercial use affect airflow balance?
Yes, mixed use creates varying thermal and humidity loads across floors and zones. We adjust damper positions in each area to ensure fair balance.
Food shops and restaurants generate high humidity and steam, how do you manage this?
We check fresh and recirculated air ratios and ensure exhaust ducting adequately removes excess humidity. Cooling coils need frequent cleaning in these areas.
Street dust enters with outside air, how do you protect the system?
We use strong pre-filters and clean coils regularly to remove road dust and salts. Clean filters reduce coil stress and cut energy use.
Temperatures differ between floors, is that the AHU or the ducts?
The issue could be unbalanced dampers or partial duct blockage, so we inspect both. We adjust damper positions per floor demand.
