AHU servicing

AHU maintenance in Al Faisaliyah

Al Faisaliyah's tall residential towers and major hotels rely on complex central air handling units that distribute air across dozens of floors. Servicing the filters, belts and coils keeps air quality consistent and temperature balanced in every zone.

When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

What sets this district apart

Al Faisaliyah is a modern district of high-rise residential towers, hotels and advanced office buildings, all relying on unified central air systems with air handling units in a central plant room. This type of building requires regular filter and coil servicing because summer heat loads are extremely high, and imbalances in air distribution across floors quickly affect occupant comfort. Our team works with building management and technical staff to ensure other services are not disrupted during maintenance.

Al Faisaliyah sits in central Jeddah, a modern district of towers and hotels with complex central air systems.

Most towers here have one or more central plant rooms housing one or more large air handling units.

The AC setup in Al Faisaliyah

  1. 1

    Large central air handling unit

Most towers here have one or more units sited in a central plant room on the roof or a mid-level floor, serving all storeys through distributed ducting.

  2. 2

Advanced damper system for zone control

Modern units in Al Faisaliyah are fitted with electric dampers controlling airflow distribution between different zones and floors.

  3. 3

Large cooling coils exposed to heavy fouling

During summer, the high heat loads cause rapid fouling of cooling coils, reducing efficiency and straining the system.

Before the visit

Before our visit in Al Faisaliyah

  1. 1

Ensure access to the central plant room

Air handling units are often in restricted-access plant rooms. Ensure our team can safely access the room and work around existing equipment on visit day.

  2. 2

Coordinate with building management on timing

Notify building management in advance of the service time and confirm whether specific hours suit better to minimise impact on occupants and staff.

  3. 3

List any known airflow or temperature issues

If particular floors or zones have known temperature issues, give us those details so we can focus diagnosis on potential causes.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Temperatures vary between floors in my tower, is this an AHU problem?

Often yes. Blocked filters, dirty coils and damper faults cause distribution imbalances across floors. Inspecting and servicing the unit restores balance.

Does AHU servicing require shutting down the whole system?

Some maintenance work requires brief downtime. We coordinate with building management to schedule during low-use hours or night to minimise disruption.

Jeddah's summer heat is intense, how often does the AHU need servicing?

The high heat loads in Al Faisaliyah mean filters and coils get dirtier faster. We recommend a full inspection every three months during summer at minimum.

The central unit draws high power, are there issues during peak hours?

Yes, during peak electrical demand the unit may struggle with underperformance. Checking motors and belts ensures efficient operation even under maximum loads.
