When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Marwah is a central district mixing mid-rise residential towers, office buildings, clinics and small hotels, most fitted with multi-floor central AHUs. The central location and high occupancy mean the ventilation units work at a heavy load year-round, especially in summer. When air pressure drops or fresh air doesn't reach every corner evenly, the cause is usually dust accumulation in the ducts or damper malfunction, not the main chiller.

Al Marwah sits in central Jeddah, a mixed district of medium-rise residential, office and service buildings.

Most buildings here have standard mid-sized AHUs serving three to five floors, with standard filters and copper coils.

The AC setup in Al Marwah

  1. 1

Standard horizontal AHUs in mid-floor plant rooms

Most mid-rise buildings here have standard-sized horizontal AHUs in plant rooms usually on the ground or first floor.

  2. 2

    Shared ductwork serving multiple floors

One AHU distributes air across three to five floors via shared vertical and horizontal ducts, so partial blockages skew the balance.

  3. 3

Mix of manual and automatic dampers

Some dampers are manual and some automatic depending on the building's age, and older ones may need lubrication or mechanical repair.

Before the visit

Before our visit in Al Marwah

  1. 1

    Schedule with building management

Most office buildings here run on a regular schedule, so inform management at least 24 hours before the visit.

  2. 2

Confirm access to the plant room

Know exactly where the plant room is and ensure its doors are unlocked and safe for the team when they arrive.

  3. 3

    Report zones with poor ventilation

Tell us which floors or offices complain of uneven cooling or heating so we focus inspection on their dampers.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

The air feels heavy on floor two but light on floor three, why?

Usually floor two's dampers are partially blocked or the AHU filters are dirty, so we clear and clean them. There might also be an air leak in the duct between floors.

The building sits in the busy heart of the district, how do you access it?

We coordinate with building management to pick the best time, usually early morning, and use the service entrance to reach the plant room.

Does dust and sand from Al Marwah's main street get into the AHU?

Yes, the filters soil quickly because of traffic and outdoor dust, so we recommend cleaning every two to three months.

How often do the AHU coils need cleaning?

It depends on use, but in the busy office buildings here we recommend annual coil and bearing cleaning to prevent mould and moisture buildup.
