When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.

What sets this district apart

Al Furusiyah is a relatively modern residential and commercial district in east Jeddah, with mid-rise apartment towers and commercial buildings that run central AC systems with air handling units. These centralised systems need regular maintenance because filters, coils and dampers clog quickly with dust and humidity, disrupting airflow balance between floors and zones. Scheduled maintenance stops temperature differences, duct noise and improves energy efficiency.

Al Furusiyah lies in east Jeddah, a relatively modern district where central AC systems are standard in most buildings.

Most large residential and commercial buildings here rely on central air handling units with distribution ducts serving multiple floors.

The AC setup in Al Furusiyah

  1. 1

Central air handling unit with main duct run

Most towers and commercial buildings here have a single air handling unit serving several floors via a vertical duct system.

  2. 2

    Zone dampers for airflow balance

Units here use dampers installed in the ducts to control airflow distribution to each zone or floor.

  3. 3

    Combined cooling and heating coils

Al Furusiyah systems typically combine cooling and heating coils in one unit to serve all floors year round.

Before the visit

Before our visit in Al Furusiyah

  1. 1

Ensure safe access to the plant room

Tell us where the plant room is located and confirm our team can reach it easily on the visit day.

  2. 2

    Coordinate with the building management

Building management may need coordination to approve the work and notify residents of any temporary airflow interruption during servicing.

  3. 3

Prepare adequate workspace near the unit

Filters and coils need to be stripped and cleaned, so ensure there is safe space next to the unit to dispose of dust and removed parts.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Why is the temperature different on each floor of my building?

Usually it's clogged filters or dust buildup on the coils inside the air handling unit blocking balanced airflow between floors. Servicing the unit restores that balance.

The building has a deep basement with the AHU below, is servicing complex?

Not necessarily, but we need to confirm safe access to the plant room in the basement and ensure we have enough space to work comfortably.

Humidity is very high here and the unit runs constantly, is that normal?

Coastal humidity in Al Furusiyah increases the load on the evaporator coils, and dust sticks quickly to wet coils. Regular servicing stops excess energy draw.

How many power points do you need to service the unit safely?

We need one power point close to the plant room for our tools, and it should be on a separate electrical circuit to avoid overload.
