AHU servicing

AHU maintenance in Umm Al Salam

AHU maintenance in Umm Al Salam targets larger residential complexes and compounds that rely on a unified central air distribution system. When air quality drops or floor-to-floor temperatures vary, the problem usually sits inside the air handling unit itself, not the chiller.

When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Umm Al Salam contains relatively modern residential compounds and multi-storey towers spread across wide open areas, many equipped with central AC served by a single air handling unit serving several units. This type of system needs routine maintenance because clogged filters, belt wear or coil fouling throws the air balance across all flats and floors out of sync, leaving some zones cold and others hot.

Umm Al Salam sits in east Jeddah, a modern residential compounds district with multi-storey towers spread across wide open spaces.

Most large buildings here are fitted with a central air handling unit serving multiple floors or clusters of residential units from a single plant room.

The AC setup in Umm Al Salam

  1. 1

One central AHU serving multiple floors

Most residential towers in Umm Al Salam use a single AHU that distributes air across multiple floors or sections of the complex.

  2. 2

    Unified duct distribution system

Air flows from the AHU through a unified duct network before reaching each residential unit, requiring regular inspection of coils, filters and dampers for balance.

  3. 3

AHU located in plant room or roof

AHUs are typically sited in dedicated plant rooms or on roofs away from residential units to ease ventilation and routine maintenance access.

Before the visit

Before our visit in Umm Al Salam

  1. 1

Locate the AHU and confirm the access route

Before the appointment, tell us the exact AHU location (roof, plant room, technical floor) and the easiest access route from the compound entrance.

  2. 2

Coordinate safe access with compound management

Ensure the compound management knows the visit time and provides access permission to the roof or plant room depending on the unit's location.

  3. 3

Clear the space around the unit of obstacles

Make sure the space around the AHU is clear of stored items or obstacles so we can inspect and service it safely.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

My residential compound is large with one AHU, do you service buildings like this in Umm Al Salam?

Yes, we cover Umm Al Salam and service AHUs in large residential compounds and multi-storey towers, and set up a routine maintenance schedule suited to your complex's size.

The AHU sits on the roof and roof access is difficult, how do you manage that?

Before the visit, let us know the unit's location and how to reach it, and we will confirm whether we need to coordinate with the compound management to secure safe access or bring additional equipment.

East Jeddah's heat and dust are intense, does that affect the AHU more?

Yes, the intense heat and dust in east Jeddah accelerate filter clogging and coil fouling, so the AHU needs a shorter maintenance cycle and closer inspection of filters and coils.

The compound has heavy electrical load, does the AHU's power supply affect maintenance?

We check the integrity of the electrical connection and circuits before and during service, and confirm that the power supply quality does not affect the unit's motor before restarting.
