AHU servicing
AHU maintenance in Al Harrah
AHU maintenance in Al Harrah restores balanced temperature and airflow across the floors of large buildings, hotels and hospitals. When air distribution weakens or temperatures differ between floors, Alrabih's team cleans filters, belts, coils and dampers to restore equilibrium.

When an AHU needs attention
- 1
Weak airflow or smells in the building
A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.
- 2
Unusual noise from the plant room
A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.
- 3
Uneven distribution between zones
One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.
Who it's for
Your office staff are complaining about poor cooling
We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.
Ask on WhatsAppYou run a medical facility or a large hall
We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

What AHU servicing covers
- Filters checked, cleaned or replaced
- Belts and bearings checked, tensioned
- Coil and drain pan cleaned
- Dampers and fresh-air intake set
- Airflow, noise and motor measured
How we work
How we work
- 1
Unit and system survey
We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.
- 2
Mechanical inspection
We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.
- 3
Clean and adjust
We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.
- 4
Performance check and handover
We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.
Planned servicing or breakdown response?
| Alrabih | The usual way | |
|---|---|---|
| Filters and coils | Inspected and cleaned regularly | Ignored until failure |
| Belts and bearings | Changed before they fail | Found after the unit stops |
| Air quality | Clean and balanced airflow | Ongoing occupant complaints |
| Condition report | Written after every visit | No record kept |
| Fresh-air intake | Checked and adjusted each visit | Neglected until air quality worsens |

What sets this district apart
Al Harrah is a modern northern district with hotels, tall residential blocks, hospitals and wide commercial spaces, all of which depend on complex central air handling units to distribute air across multiple floors. Because these units work at high intensity in Jeddah's hot and humid climate, dust accumulates quickly on filters and coils, disrupting the pressure and flow balance between different zones and floors.
Al Harrah sits in north-east Jeddah, a modern district of tall buildings, hotels and hospitals that demand advanced central HVAC systems.
Most large buildings here have multiple horizontal or vertical air handling units, some serving two or more floors in hotel and residential towers.
The AC setup in Al Harrah
- 1
Horizontal AHUs on tower roofs
Hotels and tall residential towers in Al Harrah often house large horizontal AHUs on the roof to supply multiple floors from below.
- 2
Vertical AHUs in central mechanical rooms
Hospitals and large commercial buildings have vertical AHUs mounted in closed mechanical rooms, distributing air through side ducts and insulated branches.
- 3
Advanced damper control systems
Al Harrah units are typically fitted with electric or pneumatic dampers to regulate air balance between different floors and zones.
Before the visit
Before our visit in Al Harrah
- 1
Coordinate with building management beforehand
The mechanical room is locked and may require triggering maintenance alerts or temporary power cuts, so notify building management of the visit time in advance.
- 2
Verify easy access to the mechanical room
Ensure the route to the mechanical room is safe and clear, and that the team has adequate working space around the unit.
- 3
Provide a building zone and floor load map
Tell us which zones are on which floors and any known temperature complaints, so we can focus maintenance on the areas that need it.

FAQ
Questions about AHU maintenance
What is the difference between AHU servicing and duct cleaning?
AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.
Can the AHU be serviced while the building is occupied?
In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.
How does Jeddah's humidity affect AHUs specifically?
High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.
When does a bearing need replacing rather than just greasing?
If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.
How do you tell whether the fan needs balancing rather than just lubricating the bearings?
Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.
Is temperature difference between hotel floors normal?
It may be caused by partial filter blockage or damper imbalance in the air handling unit, which requires regular maintenance to restore equilibrium.
The AHU is in a locked mechanical room, do we need special access?
Yes, we need the room key or coordination with building management to ensure safe access to all parts of the unit.
Jeddah's high humidity affects the cooling coils, how often should they be cleaned?
Coastal humidity speeds up dirt and mould buildup on coils, so we recommend quarterly or biannual maintenance depending on operating load.
Do we need to cut main power when inspecting the AHU?
Yes, the unit's power supply must be switched off before maintenance starts, and we verify that all circuits are safe before restart.
