AHU servicing

AHU maintenance in Al Mu'ailiyah

AHU maintenance in Al Mu'ailiyah restores ventilation balance in mid-sized residential and commercial buildings. When you notice weak airflow or high humidity on some floors but not others, the air handling unit itself is usually the root cause.

When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

What sets this district apart

Al Mu'ailiyah is a mixed residential and commercial area with mid-rise buildings of 5 to 12 storeys, mostly served by one or two central AHUs. These buildings are smaller than Shama'il's towers but more complex than villas or older blocks, and need careful inter-floor balance. Regular maintenance of filters, belts, coils and dampers is essential to preserve floor-by-floor airflow efficiency and prevent pressure and humidity issues.

Al Mu'ailiyah sits in Jeddah's north-east sector, a residential and commercial district of mid-rise buildings served by modern central air systems.

Most buildings here have one or two AHUs in a ground plant room or on roof, serving 5 to 12 floors with an intricate internal balancing system.

The AC setup in Al Mu'ailiyah

  1. 1

One or two AHUs in a ground-floor plant room

Most mid-rise buildings here have a ground or basement plant room housing the AHUs, chillers and pumps.

  2. 2

Rooftop AHUs as an alternative or backup

Some larger buildings here have a secondary AHU on the roof for better balance or as backup when the ground unit is serviced.

  3. 3

Relatively simple pressure-balancing system across floors

Mid-rise buildings here do not require the complex damper networks of tall towers, but still need regular servicing to balance pressure between top and bottom floors.

Before the visit

Before our visit in Al Mu'ailiyah

  1. 1

Confirm access to the plant room and roof

Before the visit, verify that plant room and roof doors are safe and unlocked, and that corridors and stairs are clear of obstructions.

  2. 2

Arrange safe space for unloading equipment and materials

Designate a spot in or near the plant room for safe unloading of maintenance equipment without disrupting the building or residents.

  3. 3

Coordinate service timing with building management

Notify building management of the visit date in advance so they can prepare and inform residents of any temporary air service interruption during servicing.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

These mid-rise buildings vary in temperature between floors, is that normal?

Minor variation is normal, but a large temperature gap between ground and top floors suggests damper failure or blocked distribution vents. Regular damper and duct servicing ensures better floor-to-floor balance.

The plant room on ground floor is cramped, how do you get maintenance equipment in?

We coordinate with the building manager beforehand on equipment size and move items carefully; we may disassemble parts to fit through narrow doors and reassemble safely inside the plant room.

Why is humidity higher on upper floors than lower ones?

Warm humid air naturally rises, and if the AHU fails to dehumidify efficiently, moisture accumulates more in upper floors. Regular coil and drain cleaning ensures even moisture removal across all storeys.

Are the plant room's electrical circuits strong enough for heavy maintenance tools?

Most plant rooms have sufficient power for the AHU itself, but adding heavy maintenance tools can overload the circuit. We check electrical capacity beforehand and liaise with the building owner if needed.
