AHU servicing

AHU maintenance in Al Manarat

AHU maintenance in Al Manarat ensures balanced air distribution across the residential and hotel towers at the far north of Jeddah. When airflow feels weak or humidity is high on certain floors, the fix often lies in cleaning and servicing the filters, coils and dampers inside the unit.

When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

What sets this district apart

Al Manarat is a relatively new district in far-north Jeddah with growing tall residential blocks and major hotels using advanced central AC systems. The AHUs here handle high cooling loads and heavy daily traffic from visitors and residents, putting steady strain on filters and coils. Coastal humidity adds further load on the coils in summer, and fine particle accumulation quickly throws off the air balance across floors and wings.

Al Manarat sits at the far north of Jeddah, a rapidly growing district of residential towers and hotels with modern centralised cooling systems.

Most large hotels and residential towers in Al Manarat are equipped with advanced AHUs featuring multi-stage filtration and electronic sensors to control air balance.

The AC setup in Al Manarat

  1. 1

    AHUs with humidity sensors

Hotels and large towers in Al Manarat are equipped with high-tech AHUs with electronic humidity sensors to automatically adjust moisture levels.

  2. 2

    Dual-stage cooling systems

Most units here feature a first stage for dehumidifying cooling and a second for final drying, especially in hotels and luxury residential towers.

  3. 3

HEPA filters and advanced air purification

Towers and hotels in Al Manarat use high-efficiency filters to remove fine particles and contaminants from the coastal outside air.

Before the visit

Before our visit in Al Manarat

  1. 1

Coordinate with management for safe access

Agree with the hotel or building management on a visit time outside peak occupancy, and confirm the location of the plant room and safe entry routes.

  2. 2

Share current humidity and noise issues

Describe the issues you are experiencing (high humidity, weak airflow, noise) before the visit so the team arrives with the right tools and spare parts.

  3. 3

    Share the previous maintenance schedule

Send the date of the last service and any previous inspection records if available, so the team can assess the condition more accurately.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Humidity in the hotel suites is very high, is the AHU at fault?

The coastal humidity in Al Manarat can overload the unit's coils and reduce its dehumidification efficiency. Our team deep-cleans the coils and drainage, then checks damper performance to restore the balance of humid and dry air.

Will the team need to enter the plant room and ductwork, does that disrupt hotel operations?

Yes, we coordinate with the hotel management to schedule work outside guest-facing hours, often working at night or during low-occupancy periods to minimise disruption.

Do dust storms from the east affect filters here?

Yes, Al Manarat faces dust storms from the east, especially in summer, which accelerates filter clogging. We recommend checking filters fortnightly to every three weeks during storm season.

Can the AHU cause high noise levels in residential units?

Yes, if the belt or bearings or fan wheel wear, the AHU can become noisy. Our team inspects all moving parts and replaces worn components to reduce noise.
