When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Manarat complexes house dozens of flats and shops in one tower or several adjoining towers, each running one unified central AC system serving all units. The massive duct network runs across multiple floors and wings, and dust and contaminants accumulate faster because of the many inlets and outlets. Cleaning the ductwork in this building type needs coordination with the complex management and tight scheduling to minimise disruption to residents and workers.

Al Manarat lies at the far north of Jeddah, a district of modern residential complexes and towers spread across broad land.

The complexes here use one or more central AHU units with complex ductwork distributing air to dozens of residential and commercial units.

The AC setup in Al Manarat

  1. 1

One or more central AHU units

Large complexes need one main AHU or several units distributed in mechanical rooms on different floors.

  2. 2

    Complex multi-storey multi-branch duct network

The main duct splits into sub-branches rising and falling through floors to serve dozens of units, increasing the risk of partial blockages.

  3. 3

Large central filters before the coil

A heavy-duty filter before the coil protects against coarse dust, but regular cleaning keeps fine dust and mould from accumulating in the duct.

Before the visit

Before our visit in Al Manarat

  1. 1

Coordinate with complex management and residents

Tell complex management about the cleaning date and any expected effects on different units, and request that residents be notified of work times.

  2. 2

Identify mechanical rooms and outdoor units

Ensure the team has clear information on every mechanical room location and outdoor unit, especially if the complex has multiple towers.

  3. 3

Inspect the ductwork before the visit

Ask the complex for a quick visual check of visible ductwork to confirm cleaning is needed, and tell us which units complain of weak cooling.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

How often should ductwork be cleaned in a large residential complex?

It depends on the number of residents and commercial activity in the complex. We recommend periodic inspection every year or two, and immediate cleaning if you notice reduced airflow or uneven cooling between units.

Will the cleaning affect residents during the work?

We clean one duct section at a time without shutting the entire system, so residents keep reasonable cooling. We coordinate with management to pick the best working times.

Does Jeddah's high humidity affect the duct and coil?

Yes, coastal humidity speeds mould and fungal growth on the coil and in the duct, especially if there is minor water seepage. Regular cleaning prevents this buildup.

The outdoor unit is on the roof pulling in dusty air, how do we protect the duct?

Regular filter cleaning and inspection is the first defence. We clean the duct periodically and can recommend filter upgrades to reduce dust intake if needed.
