When an AHU needs attention
- 1
Weak airflow or smells in the building
A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.
- 2
Unusual noise from the plant room
A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.
- 3
Uneven distribution between zones
One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.
Who it's for
Your office staff are complaining about poor cooling
We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.
Ask on WhatsAppYou run a medical facility or a large hall
We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

What AHU servicing covers
- Filters checked, cleaned or replaced
- Belts and bearings checked, tensioned
- Coil and drain pan cleaned
- Dampers and fresh-air intake set
- Airflow, noise and motor measured
How we work
How we work
- 1
Unit and system survey
We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.
- 2
Mechanical inspection
We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.
- 3
Clean and adjust
We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.
- 4
Performance check and handover
We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.
Planned servicing or breakdown response?
| Alrabih | The usual way | |

| Belts and bearings | Changed before they fail | Found after the unit stops |
| Air quality | Clean and balanced airflow | Ongoing occupant complaints |
| Condition report | Written after every visit | No record kept |
| Fresh-air intake | Checked and adjusted each visit | Neglected until air quality worsens |

What sets this district apart
Al Marj is a modern district of tall apartment blocks and luxury villas with advanced central air systems. AHUs in these high-rise buildings work hard to distribute heat evenly from ground to roof. Construction dust and fine sand settle quickly on the unit filters, and any fan imbalance or belt slip causes noticeable temperature swings. Servicing every three months keeps distribution and energy efficiency in check.
Al Marj is in north-east Jeddah, a modern district of tall residential towers and contemporary villas.
Most residential towers in Al Marj have large AHUs serving clusters of floors through vertical ductwork.
The AC setup in Al Marj
- 1
Vertical AHUs for tall towers
Residential towers use AHUs in vertical plant rooms, distributing air through long vertical ducts to separate floor clusters.
- 2
Smart damper systems for floor balancing
Modern units have electronic dampers that automatically balance air distribution between upper and lower floors.
- 3
High-efficiency filters against dust ingress
Al Marj has active construction, so units here use MERV 13 or higher filters to shield coils from fine dust.
Before the visit
Before our visit in Al Marj
- 1
Provide the plant room location and access key
Ask the tower management to give us the plant room location and an access key before the visit, and confirm the space is clear of commercial equipment.
- 2
Confirm the AHU and connected systems are off
Switch off the AHU and connected fans before the visit, and notify residents that AC will be down during servicing.
- 3
Obtain the duct and damper schematic
Request a schematic showing the main ducts and damper locations for each floor cluster to ensure we understand the balance system.

FAQ
Questions about AHU maintenance
What is the difference between AHU servicing and duct cleaning?
AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.
Can the AHU be serviced while the building is occupied?
In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.
How does Jeddah's humidity affect AHUs specifically?
High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.
When does a bearing need replacing rather than just greasing?
If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.
How do you tell whether the fan needs balancing rather than just lubricating the bearings?
Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.
My 20-storey residential tower has temperature differences top to bottom, how do you balance this?
We clean the unit's filters, coils and bearings, and check the fan belt and dampers to ensure even air flow reaches all floors.
Construction dust and sand enter from the streets, how do you protect the AHU from this?
We use high-efficiency filters and clean them regularly. We recommend checking filters monthly during construction seasons and replacing them as needed.
Tall towers need powerful AHUs, do the electric motors handle continuous pressure?
Modern tower motors are usually built for continuous duty. We check bearings and electrical connections regularly to keep the motor safe and efficient.
My villa shares the central air system with the tower, how do you handle different usage levels?
We clean and assess the dampers and connections between villa and tower zones to ensure each gets the right airflow for its needs.
