When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

  • You run a medical facility or a large hall

We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Shara'i is an advancing district with large hospitals, clinics and labs. AHUs in these facilities operate under strict air-quality and patient-isolation demands, needing precise temperature and pathogen control across different rooms. Any dust or imbalance directly affects patient safety and clinical efficiency. Regular servicing and close checks of coils, filters and bearings are essential to meet health standards.

Al Shara'i is in north-east Jeddah, an expanding area with advanced medical facilities and clinics.

Most large hospitals and clinics here use high-efficiency AHUs with multi-stage filtration to ensure clean, sterilised air throughout.

The AC setup in Al Shara'i

  1. 1

Advanced sterile-air AHUs for medical use

Large hospitals and clinics use advanced AHUs with HEPA filters and UV sterilisation in the ducts.

  2. 2

Zone control systems for department isolation

Units here have electric dampers and control systems that allow pressure and temperature isolation between different departments.

  3. 3

High-efficiency coils with sterile drainage systems

Coils are made from easy-clean materials, and drain pans and ducts have separate sterile drainage to keep air safe.

Before the visit

Before our visit in Al Shara'i

  1. 1

Obtain a site access clearance from the medical director

Before the visit, confirm the hospital or clinic management has approved access to the plant room and ducts, and that our team understands medical protocols.

  2. 2

Provide a sterile-zone duct map and AHU location

Ask for a diagram showing the AHU location and ducts serving sensitive wards to prevent any error during servicing.

  3. 3

Confirm the AHU is off and the area is disinfected

Switch off the AHU before the visit and ensure the plant room has been disinfected with an approved agent for team and facility safety.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

The hospital needs AHU maintenance to meet sterilisation standards, how do you ensure this?

We clean filters and coils to health standards, use sterile equipment during servicing to avoid airborne contamination, and verify filtration efficiency after work.

The medical facility is in an older building with limited updates, how do you access the AHU?

We need to review the building's system records before the visit to understand the layout. Give us details on the AHU location and connected ducts to keep the service efficient.

Jeddah's high humidity affects the coils in the AHU, what can we do?

Coastal humidity speeds up moisture buildup on the coils. We recommend quarterly servicing with deep cleaning of coils and drain pans to prevent bacterial and mould growth.

Different medical wards need different temperatures, can the AHU be balanced for this?

Yes, if the unit has zone dampers or smart controls. We inspect dampers, coils and fans to ensure each ward receives the correct balance.
