When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Marwah is a modern district with high-rise residential towers, hotels and commercial buildings, served by central AC systems supplying dozens of units. Buildings here are densely occupied, with ducts carrying air across multiple flats and long corridors, so dust and humidity accumulate quickly in these complex networks. Duct cleaning improves airflow and cooling efficiency, especially critical on upper floors where occupants often complain of weaker performance.

Al Marwah sits in central Jeddah, a district of high-rise residential buildings, modern commercial towers and hotels.

Most residential and commercial towers here have one or more central duct runs, each floor served by individual branches to the flats.

The AC setup in Al Marwah

  1. 1

Central ducts for multi-storey residential towers

Most residential towers here have one or more central duct networks distributing chilled air to each floor via separate branches to each flat.

  2. 2

Central AC units on roofs or in plant rooms

Handling units are usually mounted on tower roofs or in intermediate plant rooms, requiring regular maintenance and cleaning to keep efficiency high.

  3. 3

Individual duct branches per flat with return-air grilles

Each flat has separate cooling branches with return-air grilles in common corridors; cleaning the branches improves even cold-air distribution.

Before the visit

Before our visit in Al Marwah

  1. 1

Get the duct layout from building management

Request a map from management showing main ducts, branches and filters so we can accurately understand the work scope and timeline.

  2. 2

Ensure team access to plant room and roof

Verify the team can safely access the plant room or roof where the central AC unit sits, and understand any building-specific safety procedures.

  3. 3

Inform residents about possible temporary service interruption

Inform residents of the cleaning date and rough duration, as there may be temporary cooling interruptions while sections of the network are being worked on.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Why are upper-floor flats less cool than lower ones?

Often the cause is dust buildup in the ducts reducing airflow to upper floors far from the handling unit, and duct cleaning restores balanced performance.

How often should a residential tower's ducts be cleaned?

It depends on the system's age and usage intensity, but in Al Marwah where buildings are relatively new and densely occupied, cleaning every two to three years maintains performance; a site assessment determines the precise need.

Can dust in the ducts cause bad smells in the flats?

Yes, dust and mould buildup in the ducts causes unpleasant smells, especially when the AC starts after a shutdown, and duct cleaning removes these issues.

Do your cleaning machines need extra power from the building?

We bring independent power sources for our equipment, but coordinate with building management to secure a safe connection point in the plant room if needed.
