When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Muntazahat buildings are modern and trade-focused, hosting large hotels, shopping centres and commercial complexes, all relying on advanced central systems. AHUs here work under variable usage pressure, from crowded peak hours to quiet periods, requiring dynamic zone balance. Coastal air laden with salt and moisture, plus dust from surrounding main roads, causes rapid dirt accumulation on coils and filters.

Al Muntazahat lies in east Jeddah, a district of modern commercial and hotel buildings beside main roads.

Most hotels and commercial centres here have large AHUs with filters calibrated for high usage loads and road dust.

The AC setup in Al Muntazahat

  1. 1

    Large high-capacity AHU

Hotels and shopping centres need large AHUs with heavy-load filters to manage cool air across vast spaces.

  2. 2

Multi-zone damper system for different building sections

Each section of the hotel or mall (corridors, shops, restaurants, lounges) has dedicated damper controls for precise air distribution.

  3. 3

    Heavy-load filters with precise drainage

High road dust loading demands filters calibrated for heavy particulate handling, plus robust drainage to prevent blockage.

Before the visit

Before our visit in Al Muntazahat

  1. 1

Agree on the best time without disrupting customer service

Hotels and shopping centres need scheduled servicing in early hours or closure days; coordinate with management.

  2. 2

Identify drainage points and dust collection areas

The team may generate large amounts of dust when cleaning filters and coils; ensure a safe disposal area is available.

  3. 3

Get the previous filter replacement schedule

Ask the facility for previous filter replacement records; this helps the team set a new schedule matching actual dust loading.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Shopping malls open all day; can the AHU be serviced without closing?

Some checks and measurements can be done without shutdown, but cleaning and replacement need a planned stoppage in early hours or during a closure period.

Does road dust entering with the cool air quickly clog filters?

Yes, the location beside main roads causes very high dust loading. Filters need replacement faster than in other buildings; we recommend monthly checks.

The hotel needs clean air in bathrooms and restaurants; how do you maintain purity?

We inspect and replace filters regularly, and monitor coils and dampers, since odours and smoke require good drainage and correct flow.

Does high summer humidity and heavy usage stress the belts?

Heat, humidity and heavy usage speed belt fatigue. We check belts regularly and replace them before failure to avoid unplanned AHU shutdowns.
