When an AHU needs attention
- 1
Weak airflow or smells in the building
A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.
- 2
Unusual noise from the plant room
A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.
- 3
Uneven distribution between zones
One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.
Who it's for
Your office staff are complaining about poor cooling
We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.
Ask on WhatsAppYou run a medical facility or a large hall
We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

What AHU servicing covers
- Filters checked, cleaned or replaced
- Belts and bearings checked, tensioned
- Coil and drain pan cleaned
- Dampers and fresh-air intake set
- Airflow, noise and motor measured
How we work
How we work
- 1
Unit and system survey
We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.
- 2
Mechanical inspection
We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.
- 3
Clean and adjust
We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.
- 4
Performance check and handover
We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.
Planned servicing or breakdown response?
| Alrabih | The usual way | |
|---|---|---|
| Filters and coils | Inspected and cleaned regularly | Ignored until failure |
| Belts and bearings | Changed before they fail | Found after the unit stops |
| Air quality | Clean and balanced airflow | Ongoing occupant complaints |
| Condition report | Written after every visit | No record kept |
| Fresh-air intake | Checked and adjusted each visit | Neglected until air quality worsens |

What sets this district apart
Al Nahda hosts modern complete residential projects and developed commercial facilities equipped with advanced central AC systems. Main AHUs here serve dozens or hundreds of residential units and shops, so any dust accumulation or filter or coil blockage affects airflow balance and thermal comfort. Regular maintenance of coils, filters, dampers and belts keeps units efficient and ensures even air distribution.
Al Nahda lies in northern Jeddah and is marked by modern developed residential projects and commercial facilities with central AC systems.
Most projects here have medium to large AHUs serving dozens to hundreds of units from a single point.
The AC setup in Al Nahda
- 1
Medium to large air handling units
Residential and commercial projects in Al Nahda use appropriately sized AHUs to cover dozens to hundreds of units.
- 2
Sophisticated distribution with adjustable dampers
Distribution systems here include adjustable dampers for precise control of airflow balance between different areas.
- 3
Units in safe and accessible locations
Units are typically in plant rooms or dedicated locations that are easy to access for maintenance and repair.

FAQ
Questions about AHU maintenance
What is the difference between AHU servicing and duct cleaning?
AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.
Can the AHU be serviced while the building is occupied?
In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.
How does Jeddah's humidity affect AHUs specifically?
High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.
When does a bearing need replacing rather than just greasing?
If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.
How do you tell whether the fan needs balancing rather than just lubricating the bearings?
Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.
The large residential complex, does the central AHU need regular maintenance?
Yes, regular maintenance is essential to keep the unit efficient, especially filter and coil cleaning and damper tuning every 3 to 6 months depending on use.
The shops below need stronger air than the flats above, how is airflow balance managed?
Precision dampers in the distribution system allow different air volumes to different zones according to need, and regular fine-tuning keeps the balance right.
Coastal climate and Jeddah's dust, do they clog the filter quickly?
Yes, dust and salt from coastal air clog the filter faster than inland areas, so we may recommend filter cleaning every month or two.
Belts and fans wear with continuous use, when should we inspect them?
We inspect belts, fans and bearings as part of regular maintenance, and recommend thorough inspection every six months or if abnormal noise appears.
