When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

  • Managing a commercial building with tenant cooling complaints

We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Nahda is a modern district with multi-storey residential blocks and several schools, clinics and small hospitals, with wide streets and advanced urban planning. Central systems here are typically unified, with one outdoor unit serving multiple floors or more. Schools and hospitals need careful filter maintenance and indoor air quality control because intensive use and required ventilation increase system load. High humidity and coastal proximity require regular checks of condensate and ducts.

Al Nahda lies in North Jeddah, a modern district of residential blocks and educational and healthcare facilities with advanced urban planning.

Most buildings and facilities here use one or more central systems with outdoor unit on the roof and primary filter in the central plant room.

The AC setup in Al Nahda

  1. 1

    Single or multi-zone central system

Large facilities like hospitals and schools may use one large central system or several separate systems depending on building size and departmental division.

  2. 2

    Multi-level filtration

Large systems here install primary filters beside the outdoor unit and secondary and tertiary filters in distribution boxes and corridors to ensure high air quality.

  3. 3

Large and complex ductwork for distribution

Healthcare and educational facilities need complex duct networks serving multiple floors and different departments, requiring precise checks for leaks and moisture.

Before the visit

Before our visit in Al Nahda

  1. 1

Coordinate with facility management and engineering team

Large facilities have specialized management; scheduling maintenance with the engineering team is essential for organizing access and understanding maintenance history.

  2. 2

Ensure plant room safety and secure access paths

Plant rooms in hospitals and schools may have restricted access; ensure secure key provision and clear pathways for the team before the visit.

  3. 3

Have maintenance history and past adjustments ready

Any notes on past problems or adjustments to distribution boxes will help the team understand the system and focus on priority areas.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

The school needs powerful cooling, how do you handle large systems?

Educational and healthcare facilities use large central systems needing regular comprehensive maintenance. We check primary and secondary filters, ducts and condensate routinely to ensure efficient operation.

We have many floors, how do you balance air across all of them?

We inspect main and branch distribution boxes on each floor and adjust duct dampers and damping gates to achieve equal airflow balance across all floors.

Does street humidity and dust affect air quality?

Yes, coastal humidity and dust accumulate in filters and ducts, which is why we clean filters regularly and inspect return air boxes and drainage on every maintenance visit.

Is the hospital's power supply adequate for the system?

We scrutinize electrical capacity, main and backup breakers during maintenance, and if we spot overload or circuit weakness we will inform management immediately.
