When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Qaws has a mix of modern office towers, residential buildings, schools and universities, mostly relying on advanced central systems with medium to large AHUs. These units serve large numbers of employees, students and residents, requiring precise zone balance. Damp coastal air accelerates dirt and mould accumulation on coils, and filters need regular replacement.

Al Qaws lies in east Jeddah, a district of modern office, residential and educational buildings.

Most office and residential buildings here have medium AHUs with filters calibrated for office and residential use.

The AC setup in Al Qaws

  1. 1

Medium AHU serving multiple office or residential floors

Office and residential towers here use a medium AHU distributed across several floors or sections.

  2. 2

Multiple dampers per section or floor

Each floor or section has its own control damper to direct cool air in the right amount.

  3. 3

    Filters calibrated for heavy use

Office, school and residential buildings need filters calibrated to withstand heavy daily use and high dust loading.

Before the visit

Before our visit in Al Qaws

  1. 1

Identify the worst-affected floors for temperature

Before the visit, note which floors are too hot or cold; this guides the team's inspection focus.

  2. 2

Ensure the unit can be safely shut down

The team may need to briefly stop the unit for cleaning and checks; ensure this does not affect other critical systems.

  3. 3

    Gather previous maintenance records

If previous maintenance or filter and belt replacement records exist, share them with the team.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Office staff complain of temperature variation between floors; what is the cause?

Usually the AHU is the cause; filters may be clogged or dampers unbalanced. We check the unit and pressure and flow balance for each floor.

Summer humidity here is very high; are cooling coils cleaned regularly?

Yes, high coastal humidity speeds mould and dirt buildup on coils. We recommend regular cleaning, and the team cleans coils carefully to restore heat-exchange efficiency.

The school needs clean air in classrooms; how do you ensure this?

We inspect and clean filters regularly and measure airflow and pressure in classrooms. Clean filters and dirt-free coils deliver the clean air needed.

Do worn belts waste energy on the AHU; when should they be replaced?

Loose or torn belts reduce motor efficiency and increase energy consumption. We check belts regularly and replace them if cracks or slack appear.
