When does a central system need duct cleaning?
- 1
Repeated complaints from occupants
Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.
- 2
AHU running harder than it should
A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.
- 3
A building with no duct cleaning history
Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.
Who it's for
Office staff complaining of stale air and dust
We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

- AHU coil and plenum
- Access doors cut and resealed
- Pressure and airflow check
How we work
How we work
- 1
Survey and plan
A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.
- 2
Open and isolate the section
We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.
- 3
Agitate and vacuum
Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.
- 4
Seal, run and test
Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.
Methodical cleaning or surface cleaning?
| Alrabih | The usual way | |
|---|---|---|
| Main trunks | Access doors and industrial vacuum | Cleaned from grilles only |
| AHU coil | Direct clean with documentation | Left or wiped on the surface |
| Building continuity | Section by section, no full shutdown | All areas shut at once |
| Access doors | Sealed and tested after fitting | Sealed with adhesive tape |
| Condition record | Camera photos before and after | No visual record |

What sets this district apart
Al Qaws is an eastern district housing major government and private schools, universities and training academies served by unified central AC systems serving classrooms, offices and libraries. These educational facilities operate at very high intensity during school sessions and student activities, accelerating dust accumulation in the ducts. Central duct cleaning here is a necessary periodic task to ensure classroom and office air quality without stopping classes or disrupting educational activities.
Al Qaws sits in east Jeddah, a district of schools, universities and educational academies served by unified central cooling systems.
Most schools and universities here use central air handling units with distribution ducts covering multiple classrooms and administrative sections across different floors.
The AC setup in Al Qaws
- 1
Central system with ducts distributed to multiple halls
Schools and universities rely on a single central system with ducts distributed to multiple classrooms and scattered administrative sections.
- 2
Centralised cooling coils handling high load
Air handling units in schools and universities have large cooling coils to handle the high load from large student and staff numbers.
- 3
High-rate outdoor air intake systems
Schools and universities require very high percentages of fresh outdoor air, meaning large quantities of desert dust enter the ductwork.
Before the visit

FAQ
Questions about Central AC duct cleaning
Can duct cleaning be done without shutting the whole system down?
Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.
How do you control airflow through dampers during section-by-section cleaning?
Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.
How do you handle access doors in suspended ceilings?
We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.
Do you clean the AHU coil and its filters in the same visit?
Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.
How do you reach ductwork above areas with no ceiling access?
During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.
Students need clean air during study, how do you ensure classes are not disrupted?
We clean ducts section by section during breaks or after school hours, which keeps the system running in occupied classrooms and ensures students have uninterrupted cooling.
Schools and universities close for holidays, is that a good time for cleaning?
Yes, long holidays are ideal for comprehensive duct and coil cleaning without affecting students or staff, allowing us to do deeper work without rushing.
Desert dust and intense heat in east Jeddah affect the ducts, how do you handle this?
Desert dust accumulates rapidly in outdoor air filters and ducts, especially in schools and universities needing high fresh air ratios, so we clean filters and ducts on a regular periodic schedule.
Large lecture halls need complex duct systems, do you have the experience?
Yes, we work with complex AC systems in lecture halls, libraries and laboratories, cleaning main trunks and branches without disrupting academic operations.
