AHU servicing
AHU maintenance in Al Riyadh
In Al Riyadh, east Jeddah, large-scale hospital, hotel and commercial complex buildings depend on complex, high-capacity AHUs. Servicing filters, coils, bearings and dampers is vital to maintain air quality and uniform cooling distribution.

When an AHU needs attention
- 1
Weak airflow or smells in the building
A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.
- 2
Unusual noise from the plant room
A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.
- 3
Uneven distribution between zones
One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.
Who it's for
Your office staff are complaining about poor cooling
We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.
Ask on WhatsAppYou run a medical facility or a large hall
We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

What AHU servicing covers
- Filters checked, cleaned or replaced
- Belts and bearings checked, tensioned
- Coil and drain pan cleaned
- Dampers and fresh-air intake set
- Airflow, noise and motor measured
How we work
How we work
- 1
Unit and system survey
We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.
- 2
Mechanical inspection
We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.
- 3
Clean and adjust
We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.
- 4
Performance check and handover
We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.
Planned servicing or breakdown response?
| Alrabih | The usual way | |
|---|---|---|
| Filters and coils | Inspected and cleaned regularly | Ignored until failure |
| Belts and bearings | Changed before they fail | Found after the unit stops |
| Air quality | Clean and balanced airflow | Ongoing occupant complaints |
| Condition report | Written after every visit | No record kept |
| Fresh-air intake | Checked and adjusted each visit | Neglected until air quality worsens |

What sets this district apart
Al Riyadh attracts large-scale specialist buildings such as hospitals, five-star hotels and major commercial complexes, each requiring advanced central cooling with very high capacities. These buildings run nearly continuously, meaning AHUs face intense usage pressure. Filters clog faster due to the high air volume processed, coils need deep cleaning regularly, and bearings and belts wear out more quickly.
Al Riyadh lies in east Jeddah and is home to major institutional buildings including large hospitals, premium hotels and vast commercial complexes.
Most hospitals and hotels here have multiple high-capacity AHUs with smart controls and separate distribution for wards, suites and public areas.
The AC setup in Al Riyadh
- 1
Multiple AHUs with very high capacities
Major hospitals and hotels typically run three or more large AHUs, each serving a defined zone of the building.
- 2
Smart controls for quality and zone distribution
These buildings typically have temperature, humidity and air pressure sensors with automated damper control to meet strict standards, especially in clinical and sensitive areas.
- 3
Insulated and intricate distribution ductwork
Ducts are thermally insulated to minimise cooling loss and can be highly complex, especially in hotels and hospitals, requiring specialist periodic cleaning.
Before the visit

Schedule with maintenance and operations
Advance coordination with the maintenance manager or operations team to agree on the best visit time without disrupting critical services.
- 2
Provide keys to plant rooms
Ensure keys are available for access to plant rooms or the roof where the AHUs are located, and notify building security of the visit time.
- 3
Prepare a list of known faults or complaints
List any building areas with temperature variations or poor air quality so our team can inspect those specific points in the AHU.

FAQ
Questions about AHU maintenance
What is the difference between AHU servicing and duct cleaning?
AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.
Can the AHU be serviced while the building is occupied?
In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.
How does Jeddah's humidity affect AHUs specifically?
High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.
When does a bearing need replacing rather than just greasing?
If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.
How do you tell whether the fan needs balancing rather than just lubricating the bearings?
Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.
Our hospital's AHU makes loud noise, what's wrong?
Worn bearings or slack belts cause loud noise. A quick inspection identifies the source and allows urgent servicing before total failure occurs.
Can the AHU be serviced without shutting down building cooling?
It depends on the number of AHUs and system design. We coordinate with building management to schedule servicing at the optimal time with minimal operational impact.
Operating theatres report poor air quality, is this a filter fault?
Clogged filters are likely, but faults in cooling coils or duct leaks are also possible. A complete AHU inspection identifies the true cause.
What should we budget annually for AHU maintenance?
Costs depend on the number of units, building size and usage intensity. Send photos of the units on WhatsApp for a precise quote after we assess the condition.
