When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Samer is an eastern zone mixing modern apartment blocks with small and mid-size commercial complexes, served by central systems where one air handling unit feeds multiple residential units. The easterly exposure brings higher solar heat load in the morning and midday, and dust buildup on filters drops efficiency fast. Periodic filter and coil maintenance keeps airflow evenly distributed across flats and shops, preventing airflow breaks.

Al Samer lies in east Jeddah, a district of mixed mid-rise apartment blocks and small commercial uses.

Most apartment buildings in Al Samer use a single air handling unit on the roof or upper plant room serving 4 to 8 flats.

The AC setup in Al Samer

  1. 1

Single AHU serving the entire building

Most Al Samer apartment buildings have a single rooftop AHU feeding all flats and shops through shared ducts.

  2. 2

Simple damper control system per flat

Some buildings use simple dampers to adjust airflow to each flat, but this still depends on balanced maintenance of the main AHU.

  3. 3

Standard filters with seasonal dust spikes

Al Samer sees dust peaks in dry seasons, so standard filters need frequent cleaning during those months.

Before the visit

Before our visit in Al Samer

  1. 1

Alert building management to the visit time

Maintenance may briefly affect cooling, so inform management and residents of the exact visit time.

  2. 2

Ensure safe access to the roof

Make sure the roof door opens easily and the path to the AHU is safe and clear of obstacles.

  3. 3

    Locate the electrical control panel

Tell us where the AHU control panel is located before the visit to speed up the service.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

My flat gets less cool air than the one next door, what is wrong?

The issue is usually unbalanced airflow from the AHU due to clogged filters or uneven fans. Servicing the filters and fans restores equal distribution to all flats.

Can you reach the AHU on the building roof without disturbing residents?

Yes, we coordinate with the building management to make sure roof access does not disturb flats, and perform maintenance at agreed times.

Dust is heavy here, how often should the AHU filters be cleaned?

In Al Samer, we recommend cleaning the filters every month to six weeks because dust load is high, and replacing them if cleaning no longer helps.

Our commercial shops are under the residential block, does AHU maintenance affect our air quality?

Yes, the central AHU serves everyone, and cleaning the coils and filters improves air quality for both shops and flats.
