When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Shara'i is a modern north-east district where most buildings are detached villas with private gardens and a few low-rise apartment blocks, all fitted with central AC. The horizontally spread villas and vertically narrow blocks both need careful airflow balancing across villa wings or building floors. Dust buildup in long ducts reduces cold air reaching distant rooms.

Al Shara'i is in Jeddah's north-east, a district of modern villas and sparse apartment blocks with central AC.

Most villas have one central unit covering several wings, while apartment blocks typically have one unit per floor or section.

The AC setup in Al Shara'i

  1. 1

Single central system serving multiple villa wings

Al Shara'i villas typically use one central unit distributing air across multiple wings and rooms through long ducts.

  2. 2

Central units per floor in apartment blocks

The few apartment blocks in the district have separate central units per floor or apartment section.

  3. 3

Outdoor unit in side garden or roof

Outdoor units are placed in villa side gardens or block roofs to maximise available space.

Before the visit

Before our visit in Al Shara'i

  1. 1

Secure access to the side garden or roof

Ensure the team can safely reach the outdoor unit in the garden or on the roof, and remove any obstacles.

  2. 2

Open all villa wings or all floors

We need access to every diffuser across wings or floors to check that cool air flows evenly.

  3. 3

Point out the main indoor unit location

Help us find the distribution box or main indoor unit, usually in a utility room or main hallway.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

The back wing of my villa is less cold than the front, why?

Wings far from the outdoor unit need better airflow balance. We check ducts and diffusers and adjust air direction for even coverage.

The path to my back garden is tight, can you reach the unit?

Yes, we carry equipment carefully through tight garden spaces. Tell us the path width before the appointment so we bring the right tools.

The district is very dry and hot in summer, do the coils need more cleaning?

Yes, extreme heat and dryness increase strain on the coils and dirt buildup. Regular checks and cleaning maintain performance.

The outdoor unit is in the side garden, are there safety precautions for the wiring?

We inspect all wires and electrical connections at every service and ensure they are protected from moisture and dust.
