AHU servicing
AHU maintenance in Al Shurooq
AHU maintenance in Al Shurooq restores proper air distribution across the tall residential and hotel buildings. When air quality drops or temperatures differ floor by floor, the fault usually lies inside the air handling unit itself, not the chiller.
- Balanced airflow
- Clean air
- Quiet operation

When an AHU needs attention
- 1
Weak airflow or smells in the building
A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.
- 2
Unusual noise from the plant room
A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.
- 3
Uneven distribution between zones
One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.
Who it's for
Your office staff are complaining about poor cooling
We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.
Ask on WhatsAppYou run a medical facility or a large hall
We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

What AHU servicing covers
- Filters checked, cleaned or replaced
- Belts and bearings checked, tensioned
- Coil and drain pan cleaned
- Dampers and fresh-air intake set
- Airflow, noise and motor measured
How we work
How we work
- 1
Unit and system survey
We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.
- 2
Mechanical inspection
We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.
- 3
Clean and adjust
We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.
- 4
Performance check and handover
We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.
Planned servicing or breakdown response?
| Alrabih | The usual way | |
|---|---|---|
| Filters and coils | Inspected and cleaned regularly | Ignored until failure |
| Belts and bearings | Changed before they fail | Found after the unit stops |
| Air quality | Clean and balanced airflow | Ongoing occupant complaints |
| Condition report | Written after every visit | No record kept |
| Fresh-air intake | Checked and adjusted each visit | Neglected until air quality worsens |

What sets this district apart
Modern Al Shurooq neighbourhoods hold tall residential and hotel blocks and multi-storey apartment towers packed closely together, all relying on complex central air systems with multi-floor AHUs. These systems need regular checks on filters, belts, coils and dampers because dust buildup in these dense newer areas quickly cuts air distribution efficiency, causing complaints of uneven cooling between upper and lower floors.
Al Shurooq lies in east Jeddah, a modern district of tall residential and hotel towers and densely packed apartment blocks.
Most larger buildings here have one or more AHUs serving multiple floors, with high-pressure filters and heavy-duty cooling coils.
The AC setup in Al Shurooq
- 1
Central AHU serving multiple floors
Most tall residential and hotel blocks in Al Shurooq have one or more AHUs mounted on the roof or in a mid-level plant room serving each floor.
- 2
Complex distribution ductwork across floors
Main and branch ducts run through building walls and ceilings, and need regular checks for air leaks and partial blockages.
- 3
Demand-controlled dampers for zone distribution
Zone dampers regulating airflow to each area or floor are critical to prevent imbalance and require precise calibration.
Before the visit
Before our visit in Al Shurooq
- 1
Notify building management of the maintenance date
Advance coordination with management is essential to secure safe access to the plant room and avoid clashing with building operations.
- 2
Confirm safe access to the AHU location
Whether the unit is on the roof or in a plant room, confirm that corridors, stairs and doors are safe and unobstructed.
- 3
Gather previous maintenance records for the building
If you have old records of AHU or filter maintenance, share them before the visit so we can assess the fault history accurately.

FAQ
Questions about AHU maintenance
What is the difference between AHU servicing and duct cleaning?
AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.
Can the AHU be serviced while the building is occupied?
In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.
How does Jeddah's humidity affect AHUs specifically?
High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.
When does a bearing need replacing rather than just greasing?
If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.
How do you tell whether the fan needs balancing rather than just lubricating the bearings?
Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.
My tall residential building has big temperature swings between floors, what causes that?
Usually it is an imbalance in air distribution from the AHU caused by partial filter blockage or damper faults that restrict airflow to different zones. Regular checks on these parts restore the balance.
Our building's AHU is very high up, how do you reach it for maintenance?
We coordinate with building management to secure safe access to the plant room, and may use height equipment or platforms if needed.
Al Shurooq's heavy dust, does it speed up filter blockage?
Yes, the dense modern areas and ongoing construction in the east raises airborne dust and particle load, which noticeably shortens filter lifespan.
Our building's main electrical circuit may be weak, does that affect the AHU performance?
Low voltage can slow the fan motor in the AHU, weakening distribution. We check voltage and connections during maintenance.
