When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Shurooq is a modern eastern district housing upscale hotels, resort properties, tourist residential towers and major shopping centres served by large-scale unified central AC systems. These tourism and commercial facilities operate at very high intensity with fluctuating guest and consumer loads, accelerating dust and moisture accumulation in the ducts. Central duct cleaning here is a periodic necessity to ensure comfort and health for visitors and staff without stopping commercial and tourism operations.

Al Shurooq sits in east Jeddah, a district of upscale hotels, resort properties and major shopping centres served by large-scale central AC systems.

Most hotels and shopping centres here use very large central air handling units with unified horizontal and vertical distribution ducts covering hundreds of rooms and shops.

The AC setup in Al Shurooq

  1. 1

Large-scale central system with unified ducts

Hotels and shopping centres rely on very large central systems with unified horizontal and vertical distribution ducts covering multiple floors.

  2. 2

Multiple cooling coils in centralised plant rooms

Central air handling units in these facilities contain multiple cooling coils and different sets of plenums and distribution sections.

  3. 3

    Large outdoor air intake systems

Large hotels and shopping centres require high percentages of fresh outdoor air, which increases dust and contaminant entry into the ducts.

Before the visit

Before our visit in Al Shurooq

  1. 1

Coordinate with hotel or shopping centre management

Ensure management is notified of the cleaning date, affected floors and team members who may interact with guests or staff.

  2. 2

Identify plant rooms and access points

Locate central plant rooms, main duct access points and safe work openings before the visit.

  3. 3

Agree work times outside peak hours

Agree with management on a cleaning schedule during low-traffic hours or at night to minimise impact on guests, staff and shoppers.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Hotels and venues need clean, comfortable air for guests, how do you maintain comfort?

We clean ducts and coils section by section, which keeps other parts of the system running and ensures guest comfort without service interruption.

Shopping centres are always crowded, how do you find the right time for cleaning?

We coordinate with shopping centre management to schedule cleaning outside peak hours or at night, ensuring minimal impact on shoppers and staff.

Large hotel AC is very complex and guest turnover is frequent, is your cleaning suitable?

Yes, we work with very complex hotel systems, cleaning trunks, coils and plenums on a regular maintenance schedule suited to high hotel occupancy turnover.

Humidity and salt near the coast affect duct metals, how do you address this?

Salt and humidity accelerate corrosion of duct and coil metals, so we inspect duct structure integrity during cleaning and recommend periodic maintenance to prevent leaks and advanced corrosion.
